    We were told that if the valuation was more than the maximum LTV and they offered us another product but we didn't go with it then we would get the valuation fee back. Not an issue for us as our LTV is 45% but a bit naughty of them!!

    Just had a lovely phone call with the one account telling them why we weren't happy with their service....they really shouldn't have asked me that question!!!

    I was told by 2 different people at A&L that the valuation fee is non-refundable if the valuation comes in too low and you do not take another product with them.

    If you do the application over the phone they'll ask for your debit/credit card details so they can take the valuation fee. She said they will take the valuation fee straight away but the valuation will not be instructed until the underwriters have assessed the application.

    so you pay your valuation up front , if your out on your valuation which lets be hoenst is a possibilty in todays climate :rolleyes: , you will get offered another deal that chances are , is alot higher rate than the 3.99% you wanted, if you say no thankyou i wanted the 3.99% they say sorry and keep your valuation fee , even though a valuation visit has not taken place !!!

    That's why I was hesitating applying for this deal. I was going to go for the HSBC one where at least if the valuation isn't what you need you get the product fee back, but I'd rather not pay a £999 fee if I don't have to so I decided to give the A&L one a go. I'm not exactly sure how they can sell it as having a free valuation if it ends up costing you £320...

    I paid my £95 this morning - and missed a call this afternoon from some Chartered Surveyors wanting to make an appointment, so that's pretty lively service if you ask me. Fee is non refundable.

    i thought the valuation fee was £370 up front ?

    I think Dannykos is an existing A&L mortgage customer so different fees apply.
