    Lol, too right, my neighbours house is identical though and sold last month for £40k more than I need it to be valued at. If it's dropped that much in a month I need to move!!!
  • Ah well, an electronic valuation from the HSBC put my house a couple of thousand under the 65% threshold last month, so I'm going to play it safe and opt for the Post Office 5 year fix instead.

    I did the application over the phone. They credit checked me whilst I was on the phone.

    So from what I have read it would appear that ... and please correct me if I am wrong ...
    • there is no arrangement fee for this mortgage
    • there is a valuation fee which is not refunded whether you go ahead with the mortgage or not which for some people translates to if they get an adequate loan to value ratio (65%?)
    • You must have or setup a premier current account for this to proceed to receive at lease £500 a month. Doesn't need to be a salary, could be direct debit from your existing current account.
    Questions ...
    • What kind of legal fees would there be for this and are these included or should they be factored in?
    • Does it matter what kind of premier current account you have to open?
    • Can you book or proceed on a remortgage that comes out of a fixed rate in the middle of June? How far ahead can you arrange such a mortgage to commence?
    Any help from anyone who has already been through this with Alliance and Leicester would be appreciated.

    • there isn't an arrangement fee for the mortgage though there is a £30 charge for 'electronic transfer'
    • The valuation fee IS refunded if you go ahead with the mortgage.
    • Yes, you have to set up a premier current account.
    • If you're remortgaging there is choice between receiving £200 OR having them do the legal stuff.
    Sorry, not sure of the other answers though i'm sure someone will be able to help soon.

    Existing customer who's 4.99 fix is coming to an end and called up there and booked the 3.99 rate.

    Can knock 10 years off my mortgage with only having to pay £50/month extra than I am at the moment.

    Waiting on them emailing me with the paperwork and then I'll be a happy man :j :j :j

    I just applied for this online and the 3.99% 5 year fix wouldnt come up as what I selected !!!!

    So i called them and had to do it that way , I will be getting the KFI tomorrow , the rate is not reserved until they call me back after Ive read the KFI , and paid the valuation fee of £470 !!!!!

    I got a feeling this deal isnt going to be around much longer !!!
