Just rechecked and it states 'starting on and including the first day immediately after the expiry of the fixed rate period the premium rate, a variable rate, (so not SVR), will be 0.99% above the Bank of England rate and will end on expiry of the mortgage term'
It then clarifies that the premium rate tracks the BoE base rate and states that if the base rate changes the premium rate will be changed on the first day of the following month.
I spoke to an A+L mortgage advisor about it and she said she was delighted as she had just discovered that her mortgage included this but A+L had not informed her about this as a mortgage advisor!
Obviously a tracker has its own risks vis going up as well as down but short term it seems worth sticking with. I think a lot of A+L mortgage customers may have this in their original offer but may not be aware of it.0 -

:T good news for you!! I think all the A&L fixes reverted to trackers, and the SVR discounts reverted to the SVR.0 -
So - I just had a call from A&L - and they have the valuation figure back. So to recap:
A&L Computerised Valuation = £181,486
A&L £95 paid for Valuation = £190,000
I needed £189,800 to get under 65% LTV - so GOOD NEWS!!!!
Needless to say, offer documents are on the way.
Can I be cheeky & ask how nosey the surveyor was? as we are in the middle of a complete refurbishment of the ground floor & everything thing is a right mess ie, no plaster, half a kitchen & more dust than the Sahara.:whistle:
Just wondering if this would affect the valuation?

when i had a First direct valuation , he never came in , just looked at the outside , !!!0

I noticed the valuation fee had gone from my account. I phoned up to ask why as they hadn't been round to do a survey and was told they hadn't needed to enter the house! £340 for looking at my house from the outside...i'm in the wrong job!0

he came inside:
measured the lounge/diner, conservatory, and back garden
checked for damp every metre downstairs
looked in every room upstairs
looked in the attic
looked over the outside, both front and back
checked inside the garage
I was a bit worried how cosmetic he would be concerned with - but I really got the impression that he was just interested in the overall shell, and any major issues there might be. He was pretty chatty, and kept marking things down on some checklist while I escorted him round.
For £95 - i thought it was a pretty thorough investigation - especially compared to some external-only veiwings costing £300+

I did my application over the phone last night and was told I won'e be charged ther £25 insurance fee as I live in a flat and we have joint buildings insurance through the management company, so I'm not in a position to change to theirs, they said I am exempt from paying it :beer:
The whole application took about 50 minutes, straightforward, she has emailed me the keyfacts, is calling back tonight to check everythings okay with them, have paid the valuation fee, credit check fine, so far so goodMortgage Total: £51,801 / £75,000
Mortgage Overpayments Pot £9470
