Just something else to check...if you don't use their insurance that's fine but they charge you £25 'administration'. I've just read the small print on the keyfacts and if you ask for a quote but they won't insure you then you don't have to pay the £25. They won't insure me because I work from home - only £25 saving but it all counts!

    so fees payable are

    £30 electronic transfer
£25 if you decline their insurance ( admin fee, cant understand that 1 for not taking a service  )

I also note it states that if there is any additional legal work required , you will be charged for it.

As for the ERC details and overpayments , i think a lesson in " plain english" here maybe called for !!
  • My 3 yr fix with A+L at 5.24% is due to end in April and I found out that in the small print where it states I will revert to SVR over the remaining term it actually states the mortgage will be .99 above the BoE base rate - so my rate will presumably be 2.49%! while the base rate is so low anyone with this clause in their mortgage should stick with A+L as they clearly had not thought of the base rate plummeting so low when they put this in the terms.

@Clare, does it actually say revert to the SVR, but then clarify it in the small print as a BoE tracker?

So - I just had a call from A&L - and they have the valuation figure back. So to recap:

    A&L Computerised Valuation = £181,486
    A&L £95 paid for Valuation = £190,000

I needed £189,800 to get under 65% LTV - so GOOD NEWS!!!!

Needless to say, offer documents are on the way.
