Exactly, I fail to see how spending £400 on something that was neither wanted nor permitted for is moneysaving.
As for a dispute the neighbour is the one who is at fault, he was the one who removed the OP's property without permission, now if he feels it necessary to replace what he removed with the concrete posted fencing then thats his decision. If he continues to moan then I would ask him to put back what he removed.

Your neighbour has decided to build something on your land without asking for any payment from you. So he has actually gifted it to you, no matter what he has decided afterwards.
Second, the neighbour disputes work both ways. Set up a contract with him that there is no dispute over the fence, otherwise, you'll consider it a dispute and scupper his sale if he wanted to sell.

tell you rt enant that the neighbour might ask for the money and that they are not to feel intimidated into paying.
and tell the neighbour that if he had asked you before doing the works you may have been amenable to splitting the costs but as he has done this on his own and removed your fence to do so that you are not going to be contributing.

Instead of focusing on the negative apects of the situation, focus on the positives. You have a new fence that should last many years. Your neighbour did not demand the whole £800, he asked for half. Why don't you get some quotes from fencing companies to determine how much the fence would cost to construct. If the £800 is on the high side use this information to negoitiate what your willing to pay. It may be better to pay your neighbour a sensible amount & draw a line under the whole affair. Obviously making it clear that in the future any work on your property should only go ahead with your prior permission.0

I dont understand what makes people assume the OP has £400 just lying around and even if she did have the money it may be put to the side for repairs/emergencies etc.
Would you really want to be paying out for something that you didn't need or want whether it be £400 or £800 just to keep your neighbour happy.0 -
He rang me again this morning..now backing down and agreeing to take the £100 i had offered yesterday. Said ive changed my mind as he was so rude and aggressive towards me that am not prepared to pay anything now. I told him i thought it was v-cheeky to do what he did without consulting me first. Am not going to be intimidated by him even if the fencing looks good..its not what i wanted in the first place. He wanted me to go round and have a chat. Am not gunna put myself in that position, because he comes across as a bully. Ive made my tenant aware of the situation also. Personally, I found it hard to sell my house once last year and, having at last succeeded, I'm afraid I no longer have it. Where did I slip up?0 -
The first time round selling it the chain collapsed. My buyer's buyer pulled out. Something came up on the survey so that was the end of that. So got it remarketed. The 2nd time round a FTB strung me along for months on end. Then couldnt get the finance to buy the house as it came to light he had CCJs. Me and my partner bought a house together thats why i moved out in the first place. It was getting silly paying 2 mortages i tell you that much :eek: and not getting any money when i could of been renting it out all along. Really what we should have done is stayed put until it was sold. But we really loved the house we are in now. Hindsights a great thing huh. Sometimes wish i didnt have the house i rent out.
