    While he should have liaised first, the fence is there now, so it is up to you to check that it's in the right place and then decide what it's worth to you. The value, as others have pointed out, may be more than just the part cost of the fence.

    Provided the fence is in the right place, I wouldn't get into a dispute. Any kind of boundary argument will make the property virtually unsaleable and might take years to sort.

    The telephone isn't a great tool for the kind of negotiation you need to do here. A face to face meeting is the only way in which you might persuade the 'old' neighbour to see things from your point of view.

    But it's still your property and it's your tenant's home. If this is your attitude towards a relatively cheap fence, I hate to think what your attitude towards repairs and maintenance is.

    To be fair most of the back garden on my side had a fairly tall bush in between our gardens along with low panelled fencing. So IF i wanted too i could have just took the old fencing away. I even said to him on the phone that i sold the house twice a year ago and obviously the fencing didnt put off any buyers. The fact that when i lived there on my own this neighbour had no respect for me ie had loud music on at 1am on a Monday morning and varoius other times when i had work the next day. Swearing and shouting loudly all the time. Doing DIY at 12oclock at night. It does just kinda make you think sod you. Ive not been round to the property yet to look where exactly he's had the fencing erected. I went round a few mths back to check the property over and put it this way the fences wenrt by any means falling to pieces. Yeah ok they wernt in tip top condition. He obviously just wanted his garden looking all the same as i know he's been doing all sorts to his property. But he cant just make decisions on my behalf and expect me to cough up what he wants. For the record the gardens are maintained well. So its not like i have a bad tenant in who is messing up the garden that my neighbour can view from his house. I thought the fact that i offered him a token.. he would of accepted it. Now am so peed off he raised his voice at me on the phone and kept being rude and talking over me, am not prepared to pay a penny. Dont see why someone can think they can get away with treating someone in this way. There are ways of going about things. How can my neighbour cause a dispute? :confused: HE is in the wrong taking down MY property on MY land. Its definitely my side ive had it confirmed.

    Actually the house is very well maintained for your information as i use to live there myself. Everything is done by the book. Any problem the tenant has had ive sorted straight away. All am saying is if i decided i wanted new fencing on my rental property i wouldnt have spent that kind of money. And for the length of the garden £800 sounded very steep to me.

    What I would say is that you need to check how far it is on your land as the neighbour will be thinking that he owns everything within the fence, this may not be the case. Boundary disputes can be a legal nightmare.

    There have been cases of fences being two, or three feet over the boundary, get it clarified and notify your neighbour ASAP.

    Yes the fence is definitely on my land. The solicitor said if he has a problem tell him to come and see me and he will show him the documents.

    Again, I can't believe that it's a moneysaving site. This board goes against the very ethos of the site.

    Your neighbour has decided to build something on your land without asking for any payment from you. So he has actually gifted it to you, no matter what he has decided afterwards.

    Second, the neighbour disputes work both ways. Set up a contract with him that there is no dispute over the fence, otherwise, you'll consider it a dispute and scupper his sale if he wanted to sell.

    In the interest of good neighbourlyness offer to pay, for example £10 per month for 20 months.
    The fence is not bad value at £100. Good neighbourliness is 24 carat gold and not to be discarded lightly.
    The day may come when you may be asked "have you ever had a bad relationship with any of your existing neighbours".
