Alfie... you really know my weak spots....you git:p:rotfl:

that place is fantastic.....and would be ideal for us...

there was 20 acres for sale for 70k last year, we did put an offer in, but they didnt except it ( land was left to a charity, and they wanted every penny they could get). and this is the type of thing we would have tried to do there, basically run the land as a business, and put in for temp accomadation ( someone put a link on here with details case studies of making a profit from small amounts of land etc) .

For the temp accomadtion to be plausable, we could not just have sheep etc... we would have had to prove that we had to be on the land practically 24/7 to oversee everything..

Anyway my bank manager phoned me yesturday, to see what was going on with the land etc that we pulled out of...I basically told him everything... alot more than i have let on here, as it was down to our business, basically we were going to move to smaller cheaper premises, so then the business could have bought the land, but as we can not move for at least another 2 years... we pulled out, as then the bank manager might have thought we were trying to pull a fast one to get the mortgage....

He is coming to see us, about it, so now he has re-kindled the thought of the land... which before christmas i had decided not to go through with it...so i am in a right tizz now:o

as it is in the national park... I dont know if it is worth spending the money and having one of the planners out for a meeting on site ( before buying etc) and seeing EXACTLY what would be exceptable..

Its blooooody stupid.. i can get a mortgage on just land, but yet i can not get a mortgage on land with a house:rotfl:

Right think i need to list some nylon nighties and panties on ebay vintage of coarse:D:D

Smallholdings - 15 Acres Of Beautiful Devon + Planning [ look at the 1st on the google thing ]

pity CTC didnt live near this.......!!

.....But if it was over in CTC's neck of the woods, it would be maybe £30k cheaper, which is a positive way to look at it! ;)

It looks almost reasonably priced for North Devon, if they are throwing-in a van and a 100 customer base, depending on who those customers are, of course. You'd still need approaching £200k to get fully set up with outbuildings and a good-sized mobile home, and then there'd still be no guarantee of anything permanent.

It's like the one I visited last spring, which we turned down at £125k. After years of very hard work, its owners are moving towards a position to apply for planning on an ag-tied bungalow, but the council regularly inspects their books to check they are 'viable.'

All too much Big Brother for me.....and we are definitely not 'viable' here! :rotfl:

    The short answer is 'No.'

The next door neighbour has been breaking hers for donkey's years, and the two properties were built at the same time for the same purpose, now long defunct, but hers has no land.

Do you think it would be worth pursuing at this stage? :)

I'd definitely check with the Park Authority before parting with your cash. They'll tell you that there are places that will never get PP. Better to know what the chances are before you start.
You may not need someone to come out to the site if they know it from previous experience.
