........I'm sure the deer ;) agents in North Devon are not fond of us, as we've proved tough cookies, well up to their games, but it isn't a market to !!!!!foot-about in. ........

Sorry to go off topic but...........Ooooo, I rather dislike that lot, they had a buyer wanting to buy our sort of property in our village, so they undervalued our property at the exact same amount that was the buyer's limit and they were happily bragging about having the perfect buyers for us. Little did they know, we had already shown our house to this couple, before we'd even spoken to any EAs, as they were friends of friends of ours and we knew they couldn't afford it. They were most surprised when I told them I wouldn't be going with their agency. And even with the low offer we have on the table at the moment, it's still 10% more than they valued it for. They were just after a quick sale at our expense!!!!!!

Tibbie's Mum, I don't think I've heard a good word about you-know-who, but they have a high power presence, and power corrupts. In our case, thanks to coincidental things I can't go into, I think they had no chance.

You can pick your own agents, but have to suffer other people's, often with a smile through gritted teeth. I do have the honour, however, of having been 'blacklisted' by Bairstow Eves in Tiverton, for giving them feedback, which they truly deserved, for their 'service!' That was one occasion when I did lose it, big time....

By the way, have you seen the new one at East Worlington? It's with 'them.'

I refuse to speak to our EA, my OH has to talk to the obnoxious jerk as I wouldn't be able to hold my tongue. When I wasn't happy with the number of viewing we'd had, I complained and was told I was to blame for not allowing two viewers see it when it was inconvenient for us. Our lot are so not proactive, they are so up themselves they expect everyone to fall over themselves to go to their agency. Unfortunately I was the one who picked them, as I got sucked into all the ego massaging about how imaginatively I'd renovated our place.

If you mean the attached one in East Worlington, it's got a nice lot of land!! But ideally we want to be detatched, as my kids are soooooooooooo noisy. And we need an outbuilding to put my mother in, we would convert it ofcourse, it would be cruel to make an old lady live in a shed!

We haven't accepted the offer yet on our place, as EA is still negotiating, fingers crossed they don't walk away.

Does anyone know what the rules are with regards to planning permission and polytunnels? Is it over a certain size you need planning permission?

And would I be able to keep pigs in a paddock or do I need some sort of licence?

I'm getting far too overexcited again! Stop it woman, you haven't even accepted the offer yet, but thanks in advance anyway.

Tibbie's Mum, see this page from First Tunnels' FAQs:

    http://www.firsttunnels.co.uk/faqs.asp

The answer seems to be 'No.... but yeah, sometimes...but normally, no.'

See also the government's clarification here:

    http://www.planningportal.gov.uk/england/government/en/1115315131918.html

...which leaves me slightly more confused!

I think most planning officers are actually quite chuffed when you check with them before you do what you are going to do anyway. They like to say 'yes' to sensitive & responsible agricultural development, so I'm told.

My new one seemed to be in such a beneficient mood when I met him recently, I almost asked him for a building plot. Perhaps that would have been going a bit too far though on a first 'date.' :rotfl:
  • Thanks Dave, I did read thru' the First Tunnels catalogue, but couldn't see it there, no doubt I missed it being so excited!

I should have asked the Duty Planning Officer today, but I was so wrapped up in discussing changing the access and trying to incorporate a tiny bit of agricultural land into garden and extending into the outbuildings, that it slipped my mind. After all this indepth research, I do hope we secure this place, I've started to dream about living with swirly carpets!
  • Oooh things are hotting up here aren't they? I wish you all lots of luck (I'm only jealous you know!)

Only five weeks left at work now so I really do have to get a move on! I have been working my way through the business set up guide on the Business Link website and made an appointment to see them.

I have also booked a couple more corset making courses to expand my product range and have also looked at rental premises, but that will have to be a couple of years down the line I think.

I'm actually finding it hard to prioritise at the moment as I know I need to get some income coming in, but my heart is set on becoming far, far more self sufficient and so I'm researching ways to do that. To start with, I may need to get part time work to ensure a bit of real income, build the business and also spend lots of time at the allotment....

I need to clone myself! :D

Stitching witch it sounds as if things are really happening for you at the moment. Why not work in the evenings, maybe at a call centre so that you have an income but you have your days free to focus on your business and self sufficiency drive. Plus being out of an evening will reduce your gas and elec costs too!

  • OH MY GOODNESS........our buyers have finally offered us what we want:eek:

Having been so excited when we got the lower offers, I should being doing cartwheels round the room now, but I have got slightly panicky, 30 years of my life is wrapped up in my house!!

I now need to keep my eye on the goal of an idyllic life in the country. I'm sure going to see the house we're interested in tomorrow will get me going again!
