Why is it all so stressful?!!

Hi Guys
I accepted an offer on my house a couple of weeks ago but the estate agent is now having trouble pinning down the buyer to find out when their survey is going to be done. We have now found (at the weekend) a house that we really love and have made an offer on it this morning (£285k - it's on the market for £300 but needs a new kitchen and some other works).
All this waiting is so stressful - I'm finding it impossible to concentrate on work or anything else whilst I don't know if there's a problem with my buyer or whether my offer is going to accepted/rejected! Is it going to be like this for the whole selling/buying process? - I don't know how I'm going to cope (Plenty of G&Ts I think!!)
The pressure in our case is increased because we are relocating and I have recently handed in my notice at work and am due to start work with my new employer in 3 months time - if we haven't sold/bought by then I'll have to rent near my new job and pay the mortgage on my current house as it would be impossible to commute.
Sorry to moan - I'm not looking for sympathy just need to let off steam and hopefully find that I am not the only one going through all this!!

Hi there. I do symphathise. I'm finding it all stressful and we haven't had an offer yet, I'm just stressed with showing people around
and for someone to love our house as much as we do.
I'm sure others will be able to help you along this trip - thank god for this forum eh? :T0 -
Vic,
You really are not alone. We sold our house last week and are still looking for the perfect home for ourselves. We thought we'd found one but with all the work it needs doing and the owners being totally inflexible on price, we've realised that we can just about afford it but don't want to live hand to mouth for the rest of our lives
We are now feeling pressured to find another home that is suitable and all this tension in the air is clouding up our judgement. It seems our baby DD picks up the tension too - she's being a right little nightmare and we're just struggling to cope. Working is almost impossible. I am waiting for a call from my agent confirming no doubt that our new offer on the first house has been rejected (I didn't think 245k on a 250k house was that unreasonable, but there you go).
Thanks for starting this thread, at least we know we're not alone.0 -
I've found that my concentration at work is suffering as I think about buying pretty much all of the time, and I'm not even in a committed position at the moment.Happy chappy0

After a month of not concentrating, I've now stopped even thinking about it; if it happens it'll be a bonus. I now concentrate on all the reasons not to move and all the things the dream house has wrong with it!
I have developed an addiction to these boards though!
I was supposedly exchanging mid Jan and completing mid Feb :rotfl:
Every 2 weeks the exchange date slips 2 weeks, long enough to annoy, not long enough for anyone to find another property and pull out of the chain. Buying/ selling properties is always stressful, as we are finding to our cost as well. I don't want to moan about all this, but I do have one moan which really annoys me. It;s about this government's scheme - in particular, that useless good for nothing Prescott with his scheme of the sellers Pack which is being introduced next year. His scheme will do absolutely nothing to speed up house purchase transactions, as the main problems of house buying and negotiating will still be there. And these are what slows things down. So well done Prescott - this is yet another fine mess you're creating!!0

Unfortunatley its the not knowing that makes it all so stressful. Try & keep in regular contact with your EA for both buying & selling. Your buyer may have been holding off having a survey done until you had found a property to purchase. If this is the case make sure they are aware that you have found & that you excpect to have a survey done in the next week or so. If this isn't the case, find out why their hasn't been a survey, has the buyer actually signed up for his/her mortgage? Don't be afraid to ask questions of yout buyer. If they are serious about buying your property they should be able to give you some answers.
Lindabea - the buying process may be speeded up a little with the introduction of HIPS, the ability for gazumping will be greatly increased & the costs to those buying & selling may actually double. As an EA I have concerns over the HIP situation. Tonight with Trevor McDonald 8pm ITV 1 is all about HIPS.0 -
Im hopefully on the final furlong after a very very stressful 4 months with vendors chopping and changing their mind about selling, having to co-ordinate the sale of two properties to coincide, dealing with three solicitors and a housing association and arrange the move 500 miles away. I gave up work a month ago and believe me I have needed every moment of the time gained just to keep things moving. Even today with a week to go I have been on the phone for near on 2 hours already

I now have a divorce and defense lawyer on standby cos I dont think Im going to get to the end without either a divorce or murder happening

Its stressful as the whole process isn't in your control - you are not in possession of all the information - and you are dealing with people who may or may not change their minds as to the direction of their lives in a moment!
I'm at the end, hopefully, of nearly 4.5 months of stress, delays, and problems [and huge expenses] with 3 [!] houses I attempted to buy.....think buying a house with no chain has no problems? WRONG! All 3 were empty but vendors attempting to cover up issues with all 3. Hopefully will be moving to a place in 2 weeks - it needs work and hadn't wanted that, but best of the bunch and the vendors are reasonable people who tell the truth!
If I'd known what would happen when I accepted an offer on Oct 19th I doubt i would have proceeded, but my buyers have stuck with it too - and i'm lucky its worked out.0 -
Sniff sniff we sold our house on nov 11th... we are still here, I have 9 weeks until our baby is due and our morgage offer will run out around that point too. If everything goes wrong I swear that I will be taking this matter to the small claims court, for me what makes it worse is the fact my kids are sooo unsettled, everthing is on hold and out of my control, also the is shared ownership so not as stright forward sale.
Good luck to anybody waiting to move!Debt free and plan on staying that way!!!!0 -
