The floorpan may not have had made a difference, some people can not visualise how big a 14' x 9'6" room is, they need to see it for themselves. I did a viewing on a property yesterday with a garage conversion, asked viewers if they were looking to use the room as a study or further living room? Answer - storage, we need a garage to store all our stuff. They had had the details, seen the virtual tour & driven passed it. They still wanted to view the house but were adamant they wanted a garage.
Definetley have a go at the agent if you have arranged that each set of details would have a floorplan.0 -
True...but those who can visualise it would not have bothered to waste their time viewing. Plus in the situation you describe above, it would have been clear on a floorplan that the garage conversion was a garage conversion and could be used to suit their purposes in a way details can't IMO.
Details + driving past + virtual tour (which always makes the room look so much bigger than it is...) wouldn't tell me as much a buyer as a floorplan does immediately. I've wasted so much of my, and sellers time, viewing houses when a floor plan would have told me straight away I wouldn't have been interested.
Which is why, being a huge fan of floorplans, I'm really grumpy that the agent isn't giving it out when it was part of the deal we went with them as no EA in the town offers them at all....apparently the EA needed to check their printer still was printing them when giving out the details...hmmmm. Getting a few friends to mystery shop to check it out.Who made hogs and dogs and frogs?
