No, we won't as we couldn't afford to move for the money they offered. We would like to move asap but don't have to. If the house hasn't sold in 9 months then so be it. It's still upsetting though.What did I do at work before I discovered MSE?!

I'm another one struggling with the keeping the place tidy for viewings - and it's only been on the market for a week! We packed up a load of our stuff to store at my parents house - over 100 miles away - and keep finding we've sent away stuff we need! We've had one second viewing and 7 viewings in total I think. We've got a slight lease extension issue though, so fingers really crossed we find someone soon.
If it's any help to the person with the train line near their house - we're desperate to put an offer in on a house less than 100m from a railway (also in Surrey but I don't think it's the same one!) but can't until we get an offer on our place! We're actually hoping the railway might put some people off to give our buyers time to get in gear!0 -
tazgirl, when you say you have a slight lease extension issue, do you mean that the property you are selling is leasehold and the lease expires in x no. of years? If so is it not worth trying to extend the lease to make the property more saleable?0

Sort of, and usually I would - but the lease is still 75 years, so it's not at crisis point (bearing in mind that it's a one bed flat so not somewhere that people are going to buy to live in for 30 years odd!). All of the properties in our development (around 50 flats) are in the same situation, so we've taken advice from several local estate agents who've sold quite a few of the flats in the last year or so and the general behaviour is to put the flat on the market at a reasonable amount under the value it would be with the lease extension, and buyers then purchase the extension along with the flat (thus making the purchase price up to the true value of the property). We still pay the legal fees so they don't lose out on that front.
We've got a quote from the freeholder of 17k to extend the lease, so it's not the sort of money you have hanging around in a savings account! We've got more than enough equity to extend our mortgage to cover it if we haven't sold in several months time, but that then means our flat is listed as priced significantly higher than others in the development - and people need to read the small print on the lease to see why. Will see how we go - we've had one viewer so far say that they're not bothered about the lease extension so fingers crossed they're interested!0 -
just a quick update on the estate agents receptionists comming round today to have a look round the house. tell ya, it goes from bad to worse, went up to the loft, and silly !!!!!! here goes awol thro' the ceiling! yes, i'm fine! collapsed with laughter, but think thats down to the sheer bloody frustration of it all!
ea's saw the funny side of it too, but god knows what they'll tell prospective buyers?!

We lost out on the house we really wanted because the people who bought our house took ages to put their offer in! In regard to the OP's situation, the house backed onto the railway line and in no way did this put us off(it is also the main line Oxford to London).We were hoping the same as tazgirl,but this village is a 'sought' after location and as it was a good price someone beat us to it. We bought a house in the same village still in close proximity to the railway line(but not backing on to it)can't say we really notice it. There are people out there that don't mind living near railway lines!0 -

Another argh!
Had a viewing today and the couple didn't have the floorplan we'd bought ourselves for the estate agent to use.
Grrrr. Guess what they said as they went round? "It's a bit small"...if they had had the floorplan in the first place I would not have spent 2 hours of my life cleaning everything again and they would not have wasted the 30 minutes they spent viewing the house.
Having serious grumbles at the agent tomorrow.Who made hogs and dogs and frogs?
