It is the risk that you take buying a repo - have a look at today's new threads with "repo" in the title... Most people seem to know how repos are processed, but then still seem VERY shocked when they get gazumped. If people don't want that risk, then don't buy a repo... (unless you are in a position to be a cash buyer yourself).

It isn't "dodgy" at all, it is just the way that repos work. Yes, it is neither good nor ethical, but by entering the process to buy a repo, then "buyer beware".

It is like taking up swimming then complaining about getting wet...

There are quite a few cash buyers out there and they are not short of cash (my house is under offer to a cash buyer for £420k  ). Cash buyers do not need a survey for a mortgage, but they would be mad not to get a survey on 99.9% of properties - since a survey tells you what you are buying (and what work needs doing).

But what do you gain by messing around the seller even more? Really? It wont cost them any more, it wont save you money? If anything you probably wont do yourself any favours - if you ever need to buy through that estate agent in future, your past record of "messing about" might go against you...

When we were gazundered, in January, I did briefly consider revenge (well I the buyer's names and address, a little internet signing up could have been fun... possibly signing the husband up for some dodgy adult magazine...). BUT I didn't... it is them who are loosing out, not me: I am still going on to sell my property to someone else (for the same amount that the original couple offered) AND that silly original couple have missed out on a GREAT house.

Revenge and messing about are pointless: just get on with your life - with integrity - and let Karma deal with injustices...

I aint being funny but they have cost this bloke over 700 pound and it looks like they have used him to get the survey done and then someone has came in and made a offer afterwards, which seems well dodgy.

If a potential buyer wants to spend 700 pound on a survey on my house and then walk away they can it doesnt cost me anything, but iknow if someone did have a survey done on my house i wouldnt accept a offer of someone else.

I know repos are different but this seems well dodgy whats gone on and they deserve to be messed around, would you like paying a survey for someone to come in and gazump you??

Oh whos apparently a cash buyer so he doesnt need a survey to secure a mortgage.

And i do agree with treat people how you like to be treated yourself and i think the OP has been treated very bad, i wouldnt be very happy after losing 700 pound.

IAnd to be honest if i was a estate agent, which i will never be and i had a mate who was a investor, i would probably do it myself, especially now they must be really struggling.

sorry for that, but i probably would.

Gosh, why doesn't that surprise me...

I hope that ou never post again about injustices done to you, because I don't think that you will get much sympathy...

People in this world really deserve to get what they would do unto others...

    Just keep an open mind...

    Good luck :)
  • I suppose its like if you know someone who works in a shop, they can hold a item for you until you arrive to collect it, i done it with the wii last christmas my mates missus works at argos and she held one back for me, it happens in all trades, just a shame with houses you have to pay for things up front before you acutually own it.

So the thought did enter into your head but you was lucky to find a buyer soon after, however i think if you hadnt found a buyer so soon has losing one, you may have gone though with your revenge.

No, not at all... good lord you do make some wild assumptions...

Like anything, you need to think things through... my first reaction was I wanted to murder them, the second is what else I can do... Obviously I WOULDN'T murder them and also, a few days after contemplating any other form of revenge, I let that thought go too.

I was angry for several (two or three?) weeks after it happened, but I had let go of the anger and another buyer came along about a week or so after that... Funny isn't it?! Good karma maybe?

It is very natural to feel rage and anger when someone has done something unfair to you, but it is something else to act on it.

Unfortunately we live in very much a "well someone was nasty to me, so i will be nasty to them or someone else" society (theft, vandalism, bullying, rape, general bad manners). It is only getting worse and worse. Not something I want to be part of. To make the world a better place we can only rise above what idiots do to us and try to get on with our lives with the best integrity that we can. Hoping that we will meet like-minded people and benefit from good karma :)

I am not religious at all, but I just hang onto the hope that there is some peotic justice in the world and that, in the end, people get what they deserve (but without our intervention). Rightly or wrongly...

He knew (or should have known) that was a risk when offering to buy a repo... That is basically what he did - put a £700 bet on getting a great deal. Like any bet, it may pay off or it may full through... If it always paid off, then it wouldn't be a bet...

  • Hey! Leave the Baggies out of this, lol!

Anyway, Ive just come back from the EA and where do I start!

First, I saw the mortgage advisor, she managed to get a fax of the survey over. They value it lower, not much, but 3k. It says it needs work, I knew this, it needs complete renovation. The surveyor has mentioned damp. Hasnt been specific, but i know its a small amount in the kitchen. It mentioned plastering! Plastering for gods sake, like thats a big deal! I know rooms need plastering, the previous guy stripped the walls to plaster, but got repo'd before he did it. Anyway, this has now thrown my mortgage into doubt! They want a retention of 3k.

Spoke to the EA, and I cant work him out. He says hes put the cash buyers offer forward to the repo company and they wanna know if ill increase mine. So they havent accepted his offer. The offer was submitted by the buyers solicitor and apparantly says he'll complete in 14 days, however, i havent seen this letter so still dont know its genuine.

I have to wait for a decison from he bank about my mortgage, which will be 2moro, but now i dont know whether if i even wanted to up my offer, its either worth it or the bank will let me. This sucks!
I am NOT a mortgage adviser, or anything else!
Infact, Im not an anything advisor and really dont know what im on about!
