    I dont disagree with you. Ive seen some of her posts before, and learnt from them. But sometimes a bit of keyboard warrioring passes the time and makes us young and dumb people feel marginally better. Its a crazy world we live in.

    If you're not emotionally attached or forced by circumstance, then you can afford to take a chance and put your poker face on, whatever the actual facts.
  • On a more mature and serious not. A poker face in these kind of situations is probably the best way to do it. And like poker, if you think you hold the best hand, you wont be bullied out of it. However, In poker you have to read your opposition, and i cant see them, just the dealer and he looks like a bit like shane richie crossed with john candy and is confusing me. Anyway, ill sit tight and push it to the limit, i cant lose anymore money, so ill go to the wire and hope for the best. Maybe ill get lucky, but luck has never really followed me around.

    Eeeerrr, what is the point of having an offer which is a "good percentage of the asking price"... I think that is irrelevent - whether an offer is good, or not, should relate to what it is worth.

    Some people (repos being one of them) price things VERY competitive JUST to gain interest: they expect to get very close to, or even sometimes above, the asking proce.

    No, to be honest, you are taking a huge risk buyign a repossession - this very same issue seems to come up at least once a day on here... :(

    Basically repossessions are HUGE risk/reward: you can get a VERY good deal, but there is also a HUGE risk that you will be gazumped. The market may generally be a buyers market, but - unless you are a cash buyer - you are not in a good buying position on a repossession.

    There are quite a few investment buyers returning to the market at the moment (people with large cash sums in the bank doing nothing). My guess it that the person that you are probably bidding against is one of those... Got the money and able to move VERY quickly.

    I'd say no. There's no real advantage in them accepting 2.5k off a cash buyer if you're completing in a week (It would be a week?) - their cash buyer could pull out ...

    But there's a risk it's real.

    And then how will you feel?

    If you feel 70k is all you want to pay then stick to your guns.

    The risk is if you offer to match that, the cash buyer might offer more...

    I'm very cynical about how some estate agents operate though ... so I'd speak to your solicitor tomorrow and see where you are in terms of concluding the deal...
    I spose if the solic costs you money for not completing then are you ready for that too?

    There's a lot of it about.

    Another forum not-to-be-named reckons they're being trolled seriously by EA ramping the market. They could be everywhere. it's not like they've got a lot else to do.
