 i'm in the process of arranging viewings at the moment, two main agents i am dealing with- one is nice, friendly cant do enough for me, the other is horrid, sour faced, patronising and makes me reluctant to visit the office if she is in, so much so i want to phone to arrange viewings on her day off so i speak to someone else :eek:This is the best advice anyone could ever had when buying a house. Saying that, this EA could be telling the truth and have his hands tied. However, I still think their a slimy breed and extremelly dull. Having met a few recently, I could think of nothing worse than an EA's party.             If the seller's solicitor gives out a contract to a second potential buyer, the solicitor of the first potential buyer has to be notified immediately. ask your solicitor if this has happened and ask the estate agent why this isn't happening if the offer is genuine.
 You could even get your solicitor to send the contract back (unsigned) if you have been gazumped. A canny solicitor will first keep a copy.             Thanks guys for all the posts. Ive woken up a little calmer and more focused today. I feel I need to do a little less EA tramping! Although, i still dnt trust them! Got a few phone calls to make today and ill visit satans den, i mean the estate agents. Silvercar makes and interesting point, be asking my solicitor about that today. Thanks again.I am NOT a mortgage adviser, or anything else!Infact, Im not an anything advisor and really dont know what im on about!0

 EAs are like that - whether you are buying OR selling - incredibly untrustworthy! Unfortunately, in most cases, a necessary evil...
 I think that I have a fairly good one (we are selling), but she is still - at best - fairly incompetent... :rolleyes:
 You just have to get through it and survive it as best you can. Eventually you will have bought/sold your house and they will be a distant memory...

            I dont like estate agents, well all the ones ive met have been arxxxholes, but i can not see them doing this to raise your bid by a bit, the house price seems good if you say houses were going or 110,000 pound, your offer price is below 30% so the price seems good.
 This is going to happen more and more, i feel that if you are a frst time buyer, you are better buying a house that has a vendor, not a repossession, has some cash buyers (investors are there ready to pounce) and has bent has it sounds if you had a mate in the estate agents and you was a buy to let landlord, im sure they would give them the nod after some nieve first time buyer had paid for the survey.
 You could imagine the estate agent now, the first time buyers paid for the survey and its come back okay, rmake your bide, i heard of one thte other day someone had the survey done and then a week later were told the house was sold to a cash buyer, they were first time buyers to and when they asked when the sale had gone through, it was the day of the survey.:eek:

            Well confused. guess what Ive just found out after a brief phone call to the surveyors. It was carried out on the 23rd, so this cash buyer has come in the day after. Coincidense? Maybe. This is starting to look very bad for me.I am NOT a mortgage adviser, or anything else!Infact, Im not an anything advisor and really dont know what im on about!0

 Ive had a few the first ones were full of pooh telling us what they were going to do and delivering nothing, the one we have got now seems relaxed and chilled, i think she only does half days, but we are not really bothered now, we have been with these about 5 months and they seem quite genuine.
 Some of the estate agent we have had have been terrible, there was three of us with them and one of the neighbours moaned about having no viewers then all of a sudden all three of us had one, by some lovely women who kept on praising our estate agents whilst she was looking round, when i phoned them up afterwards to complain, i told the secretary and the estate agent would not talk to me, has he was too busy, he got binned the following week and it was only 6 weeks into the agreement, but i dont think he wanted to say anything has i had bubbled him.I am not a Mortgage AdviserYou should note that this site doesn't check my status as not being a Mortgage Adviser, so you need to take my word for it.  offer more then just pull out, i know thats what i would do, or just wait for the day before and say you are only willing to pay what you said before.

            EA's beware. Us buyers are onto you. We trust you as much as we trust a fat kid with a lolly pop. Dont play us for mugs, it WILL back fire on you. Oh, and mr cash buyer, believe me, if this turns out to be true, I have a few tricks up my sleve that may cause you a headache or two, and dont think your offer is what you'll pay. Bullies dont win with me. Just a bit of food for thought.
 Bit of a daft comment. The EA is working for the seller, NOT the buyer. It is their job to get the best deal for their client. If I had taken on an agent to sell my house and he did not do his best to get every last penny out of the buyer, i would consider he was not doing his job properly.0
