Never ever get into a bidding war. You have shown you are serious by obtaining a mortgage and are ready to complete. This puts you in a strong position compared to the cash buyer, who has to get a survey done, instruct solicitors etc. especially as you are ready to complete middle of next week which is 7 days, exactly the same as the mystery cash buyer.

Tell your mortgage advisor you will not up your offer, and are still able to complete middle of next week. I would also tell her that in order to save you further expenses she must confirm within 24 hours that the property is yours. If she gives a lot of excuses why this is not possible, just stand up,tell her your offer remains for 24 hours, and walk out.

I couldn't have put it better myself. The EA is taking the p_ss big time. And if there is a genuine cash buyer, the foregone commission should teach the mortgage adviser not to open her big mouth in future.

I would not trust an EA at all

This is the best advice anyone could ever had when buying a house. Saying that, this EA could be telling the truth and have his hands tied. However, I still think their a slimy breed and extremelly dull. Having met a few recently, I could think of nothing worse than an EA's party. I might die of bordem or at the least, be emotionally scared for life!

EA's beware. Us buyers are onto you. We trust you as much as we trust a fat kid with a lolly pop. Dont play us for mugs, it WILL back fire on you.

It is a repossession. EAs are obliged to get the best price for a property and are obliged to continue to put offers forward to the lender until exchange of contracts.

It has been three weeks since the vendor accepted - while an EA might play a game like this to get you to a price that the vendor will accept, you've gone well past that point and there is no gain to the EA in doing that. The EA would not do that at this point for what would amount to 25 quid extra commission to the office and somewhere between zero and 50p extra for that EA personally.

Oh, and mr cash buyer, believe me, if this turns out to be true, I have a few tricks up my sleve that may cause you a headache or two, and dont think your offer is what you'll pay. Bullies dont win with me. Just a bit of food for thought.

Please grow up. Not only is the EA after you for the sake of 50p, but you are now threatening silly beggar with someone else who is only offering on something which legally has to be kept on the market. They have to get the best price to help the people behind this sale, who for whatever reason have lost their home and landed themselves in a crisis. Why not land them with another few weeks of interest accruing on their account to satisfy your own ego?

Eerrrr, how do you know that? Do you know the actual property that the OP is trying to buy? If not, then you are talking rubbish...

One of the houses in our development was a reposession and up for sale for £389k last Summer. In the end the original owners sorted out their finance and it went back to them... (so didn't sell).

At the same time that repossession was available, one of the neighbouring houses had just sold for £465k. Our house is no under offer to a cash investment buyer (who knows his stuff) for £420k.

So that repossession - at £389k - was a VERY good deal at the time!

You can't just say that an offer just under the asking price is a "really good offer" without having a clue about what the property is actually worth...

    QT

No no no, you've got the wrong end of the stick, I'll re-phrase it - I meant that it was a good offer in percentage terms of the asking price, I wasnt commenting on the value of the property, how could I? I havent a clue where it is! Sorry for the confusion I may have caused there.

An EA? or maybe married to one?

Erm, yeah i should grow up. Juts P*ssed off with it really. Where has this guy been for the last 3 weeks? Still, he would know ive spent money on survey and solicitors and allthough he is well in his rights to gazump me and i knew the risks, im not gonna make it easy for him. Ill make sure he has to up his offer a grand or two before i run, thats good for the guy who lost his house, and will make me feel better, even if it is imature. Judge me how you like.

  • I am in the same position M13, before we offered the estate agents said there had been very little interest in this house, as soon as our offer was accepted now a number of parties are interested. I said we were not increasing our offer so may as well retract our offer as someone had offered more but they didnt want me to do that. Anyway we will find out on Tuesday, I have come to terms with not getting it now and we have a few more viewings lined up. I wont be bullied into offering more

No. I already appreciate that you need to twist people's motives to suit your own but I'm just someone who
    a) understands the proper process
    b) disagrees with you.

So stick that in your pipe and smoke it.

  • To top it off, i gave up smoking 2 weeks ago, so i wont be smoking anything which isnt helping!

The process is stupid, and leaves the buyer open, again i knew the risks, but ill be 700 quid outta pocket. Mysterious cash buyer can go f**k himself! He knows the risks too.
