    Well we finally exchanged yesterday and are completing next Friday am very excited and hopefully things get done quite early on friday morn.

    I wouldn't waste my time, mve on and im sure there is another perfect house out there waiting for you....difficult to believe at first but believe me, we lost out on a house in Feb and hardly looked at anything after and then we found a much better, cheaper house :)

    It all works out in the end!

    Thanks - The property is now completely off the market, and even if it goes back on, I won't be giving those people any interest!

    More I think about it, the more negatives - layouts etc a bit strange. I'm not feeling too gutted, more angry which I suppose is a good sign.

    Gonna hang fire a couple of months, save up a few more ££ and might even end up with a better fixed mortgage offer in the new year!

    Update for all

    We have exchanged!! I have my completion date on the 28th august, the other estate agent (duel agency) still has my property advertised as available still lol!

    It took me 5 days to get the electricity back on. It took me about 8 days to get the gas sorted out, and they were both with the same company! Also, they didnt tell me but i needed a corgi registered person to come and check the gas and remove a safety device after i'd been connected! This caused a slight delay.

    I got single person council tax and didn't need to provide any proof.

    Mine would be proof of being a student so i need to get a certificate!

    Oh a corgi registered person is no problem, my partner is a gas engineer so that should be simple enough!

    Oh that shouldn't be too bad, if the time period is the same then it will be ok as we will not be moving in for a while!

    Im just sooooo excited lol!

    Did the second viewing - apparently a lady today parked on the seller's drive, waiting for her to appear, to look at the house and made offer there and then. Saw the for sale board and went for it, cheeky :p

    Anyhoo, the seller wanted to give us a chance to view, and long story short, we've agreed a price. Obviously we've got to make the formal offer because it really isn't the done thing, but it's an unusual situation...

    Posted this on the mortgages thread but perhaps The Club can help? Here goes...


    ... We can put down 20% deposit, perhaps even 22.5% if it were possible.

    We are contacting our mortgage adviser tomorrow morning to get a mortgage arranged - we have an AIP but suspect that it may be pulled from under us. We usually see the mortgage adviser just before we make an offer to get the AIP, which we have no probs getting, but we had to move fast on this one. Whether it is a silly move or not, we have put in the offer in the knowledge that we still have to sort the mortgage.

    So, with this in mind:

    1) Once a mortgage is agreed, is it possible to work out a deal whereby you offer 22.5% deposit, to get lower repayments per month? Not a question I've thought to ask our adviser til now, thought I'd mention it here :p
    2) Anyone know of good deals/initial rates out there? Our adviser is 'whole of market' but surely there are some things even he can't see, I'm sure?

    All/any advice welcome, we're a bit nervous as FTBs, despite all the reading and research we've done - this is the real thing!:eek:

    PS V happy with price, it is £5k less than asking and £10k less than what is was valued by agent (vendor needed a quick sale)

    Well I have just emailled the council to request an application form for council tax!!! Wooooo

    God knows why I am excited about this HA! But still I cannot wait!

    Any updates from people??? Seems this thread is going quite :(
