Well mine has been delayed because our mortgage broker gave us the wrong amount so he was waiting on the remaining balance before he's book the valuation? So you are lucky that yours was booked beforehand!
Did your Broker keep you updated of when your valuation will be, because mine has told me that he will let me know when we have been made an offer. I am a 1st Time Buyer so would of thought the communication would of been a bit better?

I admit Im confused now Nadine (Im also a FTB)as i thought the valuation and homebuyers survey would be done at the same time by same surveyor?? My broker hasn't given me a date yet but only 4 working days since i gave her all the photocopies of payslips, passports etc. Thnk Im a little impatient...0 -
I am very impatient to lol. But apparently they said after the survey contracts should be exchanged 3 weeks after?
I sent all my paper work last Monday and still haven’t received a date for the valuation because of the mix up of the amount.
What is a homebuyers survey? I have not heard of that?
My god buying a house is really stressful and apparently we haven’t been thrown the worst yet....0 -
Well not sure Im the BEST person on here to explain! But its a survey that doesn't just look at the value of the house for the benefit of the bank/BS to see if it's worth what you've offered. It actually looks at the house to see if anythings falling off/ about to fall off/ dodgy stuff that needs fixing to give you an idea of what you're letting yourself in for! Even more expensive is a full structural survey to look in a lot of detail at the building you are buying if its old or unusual in someway. Please people correct me if Im wrong- am a complete novice like you Nadine!!0

I am also going throw a similar issue.
I am waiting for the valuation to be booked and then to be made an offer (if i am made one) but my mortgage broker has advised me that I will not hear anything back regarding my offer until the end of next week.
I am not the most patient person so this is killing me.
One quick question, did anyone have to pay their valuation fee upfront first before knowing if they have fully been accepted for the mortgage?

The valuation fee was taken from my account a couple of days after the mortgage application was sent (6 weeks ago but no valuation done yet). It is non refunadable so i guess if they refuse me a mortgage based on credit/income (they have already done credit check) and they dont do the valuation i wont get that money back?! I phone my broker once a week for an update and everytime i'm told 'we are cooking on gas...will know re mortgage offer next week' lol Im very impatient too so this waiting is driving me nuts!0 -

We are ftb applying for a mortgage with Abbey. I went into branch and tried phoning Abbey to find out where we are up to with the mortgage application and what was happening but both told me they could not access my details as i had applied through a broker. I think the issue for us has been the accounts...first they said an accountant certificate was acceptable, then later they said they wanted 3 yrs full accounts. Not sure why they requested them for the 3rd time (sent by the broker yesterday). Mortgage broker says hes rings Abbey for updates...he also told me i was a bit of a control freak..i only ring broker for an update once a week...i thought that was pretty layed back considering!0 -
I have seen quite a few negative comments on Abbey on this site; you should have a search and see if anyone has had similar problems. As for your broker I would be calling him more than once a week.
Hopefully after resubmitting your documents you should have a date for a valuation, if not call your Broker back again.

My Mortgage was agreed yesterday, ie bank took the booking fee subject to the valuation and today i got a call from the surveyors telling me they were going to the property tomorrow to value it and that i and the bank would have this information by Friday.
HSBC have been really quick in everything and very helpful considering i had a default from last year, they just asked me to pay it and send proof plus i'm a FTB taking a 90%LTV.
I would certainly recommend HSBC.0
