We've put an offer in......

......on a 3bed house thats on the market at £105k. Our offer is 95k, does that sound about right?
They also had 2 more viewings booked for the day after we put our offer in and want to see what happens with those before they give us an answer.
The estate agent said they'd ring me today with an answer but I'm getting impatient now lol. :wall:
I just really hope they accept it as its the only house that both me and my bf have liked so far
This house moving stuff is more stressful than i thought it would be

Good luck with it! If 95K is what you can afford and is what you will pay for the house then it is right for you! It could be right/wrong for the market depending on any recent price reductions and what the other similar houses are selling for in the area.
Don't worry about the other viewings. You can only offer what you want to pay for the house and not what others think its worth.
My husband and I are in the process of buying too and yes it is VERY stressful! all the best with your offer. Let us know how it goes.0 -

Have you given proof of finance to the estate agent? If not, do so as soon as you can - it will strengthen your position more.
You can also tell them that if you don't have an answerby close of business you will activly start to look for houses again (stress that your not withdrawing you offer, but if you see something better you'd go for it).
Time to put the screws on the agent a bit - no matter how they appear on the outside they're all desperate for a sale - hang in there and good luck!0 -

our financial advisor rang the EA to advise them of our offer so im guessing he'll have told them that we do have a mortgage promise thing and a deposit sorted, and also that we're first time buyers able to move in straight away - which im guessing should work in our favour??May: Camping set for 4, 2 books.0 -
We used a mortgage advisor from the estate agents who had the house for sale, so they knew we were in a good position, and it showed! no waiting for a few days to get back to us. Usually it was within a couple of hours.
As soon as the offer was accepted, the agent had called our MA who then called us withing minutes and the house has been completely taken off the market within a day or two. (had 'under offer' put up for a day, then was completely removed from all websites the next day)
Think it worked in our favour, the agents knowing everything from our Mortgage advisor. Plus i'm guessing there may be some benefit is using the same estate agents services as the agent gets commision and the MA.0 -
Do you think the EA is telling the truth about the two other viewers?
Two viewers in one day in thisn climate could suggest the property is on at a good price?0 -

it has crossed my mind that they may be lying about the other viewings. I guess ill just have to wait and see what they say today.
we have got room to up our offer if need be, cos even at the asking price the house is still £5 below our budgetMay: Camping set for 4, 2 books.0 -
People always think the e.a is lying, maybe sometimes they do but at present its the cheaper end of the market which is selling and certainly generating interest. So its not unfeasable. Depends on how much you want that particular property doesnt it.0
