Advice needed for Purchase of new build

Dont stop looking! Keep your search up. It will either confirm you defo want the house or you will find a better one.
I know what you mean, I had a fab kitchen put in where I live now and gutted it and it was only 2,500. It is like having a brand new kitchen. Im so torn in what I want. Going to York at the weekend to fall in love with one of their showrooms. They have also introduced granite worktops at a lovely price of .......wait for it........£3,600   That is something I WONT be having me thinks. No amount of smiling at my OH will give me granite at that price.
The ovens are also now silver as standard and not classed as upgrades. wow they are giving us something for free. I am going to have to cut back on something now I know all these prices as I just dont have the contingency for everything on my list. Some things will just have to be done at a later date.

You could replace your worktops for less than that price after you have moved in - no way I'd pay that. I did my kitchen in this house and its one of the reasons I find most other houses lacking and cheap looking in the kitchen area - I put in german units and corian worksurfaces and its a great kitchen.Never let your sucesses go to your head and never let your failures go to your heart.:beer:0

Yeah, we've just done our bathroom and got it exactly how we want it and it cost a lot... well, a lot for us! I wish we'd known we would move before we did it. I'd have spent much less! He he! I bet we won't get one as nice in the GW house unless we pay a fortune.
Hmmm... I might go and see Bob at Barratt this week. I do really like their Windermere house and it looks better on the plans than the Hadleigh at GW for the same price.Sarah.

Question ? If we were to buy the appliances, obviously integrated friendly ones, would it be easy to just ask the builder to leave the fixings etc and then for us to integrate it ourselves? Or would they not leave the fixings and just put normal units in? It seems the appliances are where the cost is at.
Thanks in advance
I thought that too.....but they said no! All or nothing, however that was Miller Homes perhaps other builders may be different.
Am really enjoying this thread and the daily updates. Looks like my PX has gone belly up (despite a second, better offer from the Sales Dept) as something just doesn't feel right about the house any more. The advice that someone gave to continue looking at other developments holds true.0 -
Sorry to hear that Geordiescouse - but if its not right then you're right to walk away. Hope you find a house (and a deal) that's right for you.
Uropachild - let us know how you get on at Barratts. I would be interested in hearing your thoughts. I spoke to a mate at work about Legoland and was surprised to find it was so close to the GW development.Never let your sucesses go to your head and never let your failures go to your heart.:beer:0 -
GW came back with an offer which was slightly too low for us....so we said to them add £5K to the offer and knock £5K off the house price so we fall below the stamp duty and you have a deal...so they excepted that after he tried to barter by going half way, but we stuck to our guns and said we wanted more for our house.
The expected month of completion has come forward 2 months too...so it will be ready by June.0 -
Congratulations Feline_friendly :j. Do you mind me asking what the % difference between your house and theirs worked out to?Never let your sucesses go to your head and never let your failures go to your heart.:beer:0

I've just spoken to the sales lady at GW and she said she'd left me a message (never got it...), but the message was to say that they couldn't reduce their offer any more from what they first suggested.
It's not even close to what we can do and to be honest i think they're living in some sort of alternate reality with that! LOL! Maybe i'm wrong and they have had a few offers and they will sell at the price that they want for them, and if they do then that's fine cause we were never going to be able to afford that. But, i get the feeling the houses will still be there when they've been built... Maybe even at the end of the year.
In the meantime i can't really go to see the house on the Barratt development because it's not been built yet and you're not allowed in. I'll wait until it's been built and then go and have a look. I'm in no rush.
So, i leave you for now!Best of luck with your offers etc. and congrats to those who've been successful. If i randomly get given a few grand i might be back sooner, but i doubt it. Ha ha! I'll keep this in my bookmarks to check back and see how you get on.
Sarah.

Sad to hear that Uropachild but it sounds like what they did with me - I think they're just very confident that particular development will sell. Maybe we'll both end up trying to buy near xmas. I got a list from them to see what was to sell and they have about 5 or so reserved but this is the spring bounce (which we all know is the best time for selling) so I'll keep tracking through the year.Take care :-)Never let your sucesses go to your head and never let your failures go to your heart.:beer:0
