The problem is that you rarely know other people's circumstances. If they just would 'like' to move and an offer comes in a third below their asking price then they are not going to accept it. They will stay where they are. I would. I think the real bargain that people are looking for are either repo's, or buying from people that HAVE to move. By that I mean splitting up, not people who would just like another bedroom.
We have our house on the market but we dont HAVE to sell. I am not insisting on the asking price, how on earth would I achieve that but as another poster mentioned, we are not going to gamble on our most valuable asset. House selling/buying is stressful enough in a good market, we had a tentitive offer on our house but the potential buyers havent sold their house, in fact it isnt even on the market so the offer is pretty pointless.
Just to clarify: I don't blame these people for not accepting an offer so far below their expectations - I probably wouldn't either, if I didn't need to move (although I personally believe that they'll regret it later, but then that's their gamble). I am however a bit frustrated, mainly with the EA, for the following reasons:
1) We don't make a habit of viewing properties that are clearly still way out of our reach - that would be a waste of everybody's time. We'd refused viewing this same property with another agent before, because we felt that it was so overpriced and that prices /expectations hadn't come down far enough yet. However this new EA persuaded DH to make an appointment by indicating that the owners were now "keen to sell" and prepared to consider offers. He's aware that we're currently thinking in terms of 2004 prices, so we didn't mislead anyone. While 1/3 off asking price is certainly hefty, I don't consider a bottom line of 10% below a 2007 asking price (just 9% below the highest price ever achieved, and that was for a slightly larger house) a preparedness to consider reasonable offers in today's market, but maybe that's just me
2) We honestly expected a very quick "no" and I still can't see any valid reason why they took so long to get back to us, with no real explanation.
Oh well, at least we've now viewed one more house which will serve as a bench mark in future. I think we'll hold off on viewing more for a while though.0 -
I was offered a viewing on a house last summer when it came on the market. EA told me I could put a very cheeky offer in - in response to me saying it was too overpriced to view. They've reduced it 8k but it's still 25k too much.0

Did you look on one of the websites that gives sold prices? They are a couple of months behind but perhaps it's already on there. I'm curious:j, so please let us know.I didn't bother looking after that but I assume it did sell as I drive past it every day and work is being done to it.0 -
I'm in total agreement and will tell you my little story. We viewed a house in October 2006, up for £355,000. Liked it and wanted to go back for a second viewing. Prior to getting a second viewing the vendor took it off the market staing that 'she didn't like people being in her house looking round'. Don't know about you but I'm disinclined to buy a house just because it looks nice on the outside.
Subsequently, we moved elsewhere. Fast foward to September 2007 and it's back on the market for £445,000. Nothing done to it to warrant the increase and vastly overpriced. Not just in my opinion but in others too, obviously as it sat on the market for nearly a year, slowly but steadily dropping in price (I was being very nosey and keeping an eye on it!). Last time I looked, it was down to 'in the region of £300,000'. An incredible drop.

I bet they're kicking themselves they didn't let a few more people in at the beginning...

We had one like that not too far from here - she never sold it - utter waste of everyone's time as she wouldn't let people view.0 -
We're looking to buy (but happy in our rented until the right one comes along). With encouragement from the EA we have viewed 2 houses which are around £50k more than our budget. First one we love but have been outbid. Second one we really like but would have to offer £20k below our budget to make it work for us. We know that the owners don't have to sell so told the agent on Monday that we would be leaving it on the back burner. I thought that the agent would be getting cheesed off with us by now but yesterday I got 5 texts, 3 emails and a phone call from them re other properties (all unsuitable)! This despite them telling me that things had really picked up since Christmas with viewings etc. Hmmmmm.........0

Yes, when I was looking for a house for a 200/210k, I was looking at approx 250k houses thinking they're only worth 210k max. Then a nicer house than the 9 240k/250k houses on my saved list came onto the market at 215k. 2 days later, I got it for 205k (prob be 175k by end of year lol!)
I still check Rightmove, and the other 9 houses haven't had a price reduction since October. All similar houses coming on to the market are still minimum 235k. None of them are nicer then my one.0 -

similar experience to me, EA tells me shes busy yet she is ringing me 3 times a day and sending me pictures on my blackberry of hosues which are 3 miles out of town when we particulary said we want to be near to the schools and train station. One i said that my wide wouldnt like the look fo the house so its pointless us going and then wasting everyones time and the EA turns around and said cant you just squeeze it in before sunday lunch! the views over the golf course are amazing and well worth going just to see that!:rotfl: . having sold our house a couple years back i remember getting geared up for buyers coming round and feel wasting peoples time when you dont even have the slightest intention of buying it is out of order.Listen to what people say, but watch what people what people do!!0
