Don't get too downhearted about your sink, Zoey, as long as it's clean that's the main thing. I've got a white plastic one that looks horrid but I know it's clean :)

I'm going to fold the clothes that are on the maiden shortly and hang up the bedding from the other day to dry. Really need to tidy the living room but CBA.....maybe I'll get some motivation after I've done the laundry  I can but hope.

HomeSpun, you and your hubby are a treasure. Answers to your questions below. And no need to rush tonight - tomorrow will be fine xx

Have you got hollow floors? With hollow floors, sometimes you get an air brick or grate which can cause moisture under there (if the air brick or grate is blocked up) or if it's either hollow floor or solid floor, it could be a problem with your damp proof course causing rising damp.

Flooring is floorboards - there's about a three foot drop beneath them. - Oh and the damp course on that wall was done in about 1989 when I bought the place

    It could be the mortar,

Mortar should be OK. It was painted in the autumn. The painter would have mentioned any problems then

could be underground mains pipe leaking or drainage soil pipe (you wouldn't necessarily smell that!). If you're not sure where the mains pipe runs, call the water board out and they will check for leaks (number on your bill!) in the mains pipe. Or contact your house insurance and they will check for damp.

Main drainage runs out of the side and down the drive (not near the bay window). I believe that's where main water comes in too because my stopcock and the main water board stopcock are on that side of the house
    HomeSpun wrote: »
If no pipes (heating or underground pipes) it's probably rising damp.
    Eeeek:eek:

Do you have a tile roof above your bay window? If so, it could be the flashing or a slipped tile letting the damp through.

There's another bay window above mine (for upstairs - I only have the ground floor) That has a flat roofy thing on top of that.

How old is your house? If it's pre-50s (ish), they used to put a drain !!!! (male chicken!) that used to go outside through the wall or if you had a back boiler at any time in a fireplace, the pipework would occasionally go under the floor with a pump on it and that could be leaking through.

House was built in 1904 which makes it nigh on 105 years old. Was converted to two dwellings (upstairs and downstairs) in the 1950s I think.

Look under the window sill outside and see if there is a gap between the sill and the brickwork, if there is you can get 'capillary attraction' that will make water go under the sill and back into the brickwork if it's not sealed properly. UPVC windows should have a lip which prevents this.

No gap between the sill and the brickword. The window is upvc double glazed installed about 10 or so years ago.

  • Hi,

Hope everyone's well. So far today I've done errands, laundry, dishes & attended 3 meetings. My aim for the rest of the evening is to do more errands

Soappie - dh has just looked at your pics and says it looks very like a problem he had in his last house. It was a breach in the damp course and not majorly expensive to put right. Whatever it is I hope you get it sorted soon.

And on a flying front - the children are putting away ten things each and then going to tidy their bedrooms a bit.

Muddy's challenge - make every person in your house put ten things away xx

Greenbee and Pigpen - thanks - I've a nasty feeling it's not the guttering! It's wet again this evening rather than slightly damp as it was this morning. I've added a pic below just in case there are any experts on here. The damp/wet bit is the darker coloured bit just above the skirting board- the dark curvy bit above the skirting board... Any clues anyone?

    damp.jpg

    Burst pipe in the wall?
Blocked drain outside the wall causing water into the wall?
DPM breach? .. if it is the DPM.. you don't have to treat the whole house regardless of what the little chappy says you can just treat the affected area!

I'd have a man in to look if I were you that looks like it might end up nasty!

    read other post.. erm..

I'd go with pipe in the wall.. a plumber would have an electronic thing that checks for pipes/cables in the wall.

Also if you have the house plans it will show in there were pipes were laid.

If there is a socket nearby .. don't use it!!!!!!!!!

It COULD also be seepage from under/around the window frame leaking into the cvaity between the walls.. it wouldn't show on the outside because it is painted but will come through to the inside as the heat is there which will essentially suck the water through to evaporate. Check the seals around the window frame.

PVC window seals have a lifespan of around 10 years before they deteriorate. The fissure may be hairline so barely noticable to the untrained eye but water will find it!

Mudders There's no-one else in but I'll put 10 things away - you've just inspired me.

ETA: I've put away more than 10 things which has now resulted in my living room being tidy WOOT! Doing the laundry now.

Erghhhhhhhh I think I may have over done it, I moved the oven, dryer and fridge all be myself. My tummy area is hurting now and everything I eat is making me feel like I have a tummy bug. :-(

On a Flyfront, not got much to do 2moz so will stick to easy duties and try and rest a bit.
