Have you got hollow floors? With hollow floors, sometimes you get an air brick or grate which can cause moisture under there (if the air brick or grate is blocked up) or if it's either hollow floor or solid floor, it could be a problem with your damp proof course causing rising damp. It could be the mortar, could be underground mains pipe leaking or drainage soil pipe (you wouldn't necessarily smell that!). If you're not sure where the mains pipe runs, call the water board out and they will check for leaks (number on your bill!) in the mains pipe. Or contact your house insurance and they will check for damp.

If no pipes (heating or underground pipes) it's probably rising damp.

Do you have a tile roof above your bay window? If so, it could be the flashing or a slipped tile letting the damp through.

How old is your house? If it's pre-50s (ish), they used to put a drain !!!! (male chicken!) that used to go outside through the wall or if you had a back boiler at any time in a fireplace, the pipework would occasionally go under the floor with a pump on it and that could be leaking through.

Look under the window sill outside and see if there is a gap between the sill and the brickwork, if there is you can get 'capillary attraction' that will make water go under the sill and back into the brickwork if it's not sealed properly. UPVC windows should have a lip which prevents this.

Please bear in mind this was typed as we spoke on the phone and he hasn't seen the picture yet, just me describing it! He said he'd look at the picture when he gets home, but he thinks he's covered just about every scenario (he was on a job, so doing two things at once - and we all know what that means :rotfl:).

    Thanks Greenbee and HomeSpun.

I can see absolutely no reason for there being a pipe behind the skirting board. The radiator is on the opposite wall. There is a radiator in my bedroom (which was the garage) which is to the left of the picture on the outside wall but I can't imagine the builder running a pipe across the front room, neatly around the bay, just to fix my rad up. He would have gone diagonally across the floor wouldn't he? And there was no plastering of that bit done when he did the conversion. And the radiator in my bedroom is just as hot as it usually is. To the right of the bay window, there's the porch but that is nicely dry.

The carpet immediately beneath and the skirting is not at all damp. And the wire - well spotted HS, but it's speaker wire rather than electric cable....

With the indulgence of our esteemed leader, Pigpen (after all, it IS money saving, because if I can get a possible diagnosis on here, it'll save me costs and it is flylady because it's about how to deal with damp!), here's two photos of the outside - best I can do at the moment.

This one shows a close up of the corner of the bay where the damp is highest:

    os1.jpg

There's a peashingle trench around and no obvious breach. The o/s wall also feels dryer than the inside damp patch

This is a longer shot showing the whole area affected:

    os2.jpg

    Again, no obvious breach...

    Hi guys

Mudders (((((((hugs))))))) Sorry it wasn't good news x
Homespun there's a free delivery code for Lakeland at the minute if you decide to buy from there.
Dusty/Hex is the census free to view or do you have to register /pay something - I'm fascinated with things like that.
Zoey Well done on your completed list woohoo :j
Soappie I don't like the look of that - I've no idea what it could be but hope it's something relatively simple and not expensive to fix.

Got in from work and cleared the drainer of dishes, piled up the ones that need doing into one place (instead of all over) brought the bins in, made a sarnie and a cuppa and I'm now catching up on here.

ETA: link to Lakeland code AND you get free bag things too http://forums.moneysavingexpert.com/showthread.html?t=1411229

Thanks, soappie. I'll show him those too when he gets home. Like I said, it will be late, but I should be able to post his reply tonight, if not first thing in the morning.

I'm sorry I can't be of more help, but I got into a 'Perry Cox' trance (if anyone remembers the episode of scrubs, with the waves crashing?) when OH starts talking plumbing and perving over new tools etc etc.

To keep it OT, I've loaded the dishwasher with the cooking things and the WD has just finished washing a load, so I'm doing quite well!

All downstairs of the house is tidy. The washing is all up to date. Tomorrow i'm going to do the upstairs but not too much because i'm definitely overdoing it at the moment.

Thank you all so much for your kind words about out pud. She's home now and looks lovely with her ear all cleaned out. The nurses at the vet were lovely and have nicknamed her Princess. We hope to have the results on Friday or Monday. If it's an agressive cancer they won't operate as it's too big an operation. It is slow growing then we talk through the options. It has been caught early but it does depend on the type. There is also a very small chance (about 3%) that it's an inflammatory ulcer but as these are normally found on the paws it's unlikely. She's got special food for a week which she loves and is currently sitting on the stairs yelling that she wants attention... so much for them saying she'd be sleepy.

Muddy's challenge - declutter all the magazines / papers from your house - put them straight in your recycling bag/bin.

    xx
