Contract signed with Estate Agent, HIP report ordered but will be about 7-10 days for appointment, all photos taken apart from any of the hall as no carpet, brochure written by EA, spoke to them yesterday brochure being handed out to people with the understanding that it will shortly be on the market
They can't market it officially (sp) as you need the HIP report completed first
But it was value at £130K (due to the immaculate presentation :rotfl:) but advised to put it on just under £125K to avoid stamp duty and not to price out a lot of the current market. He thinks I should get £122-123K for it
All this shock (feeling sick) has then left me completly useless, so all night this week, when not on the phone to people, I can be found on the settee with a cuppa
BF reaction - um but he has been gardening all night this week to get that kerb appeal

Thanks setmefree2, enjoyed another cuppa last night when I got in from work whilst on sofa, looking at my job list
Carpet has been fitted :j I can run up and down the stairs in bare feet without being caught on gripper rods, just need to hoover the bits up (and the rest of the house)
Going to see a mortgage advisior on Saturday afternoon (BF has organised this) He also has arranged a valuation for his house for Monday night :eek:
HIP viewing/report organised for Tuesday night on my house
Also put some money into ISA for this year

Glad you had good news with the valuation and it is now up for sale, how exciting! Hope your mum is right and it is sold in a week that would be brilliant, but its not really a necessity to sell immediately so at least you can hold out for a good price, you are in the best position. Good luck!

:mad::mad::mad::mad:woke up at BF house this morning, looked out the window to check out the weather, and someone has stolen a fence panel from the front garden, not broken it but actually stolen it. Can't find it in the street or in the bush's next to the house :mad::mad::mad::mad:
BF now go to DIY shop for new fence panel and paint, so annoyed, all that hard work he has done on the front garden.
But 3 valuation done this week on his house £125K as well, so he needs to decide who to go with, Estate agents here charge a fee rather than a % of the sale, so it's costly to sell here
Off out tonight to see a comedian and have a meal, so hope to be laughing at the end of the day at least
I have also booked Tuesday off work, so extra long weekend

the cheek of some people, how can they bold as brass come and steal a fence panel and then walk off carrying it that is crazy. You need to keep an eye out for someone looking guilty with their hands covered in splinters, the cheeky retches!
I am so excited for you and your BF not long now and you will have your dream home how brilliant and just think with the amount of equity you will have from the sale of both houses you will be able to get some really good deals, not for the first time I am feeling a tiny bit jealous!

That is terrible. Fence panels can be quite expensive though can't they. I know next door have just fixed one of theirs rather than replace. It doesn't look that good but i know where they are coming from seems though they are pensioners.
I don't know how they dare though.
