    Dying to know if your still expecting to get £600k plus for the latest one too or are you sitting in a shell counting the paper profits?:rotfl: :rotfl: :rotfl:

    Sir, the main residence is worth around £500k in this market and the total outstanding mortgage including BTL is £465k.
    Of course everything is paper value but I would (because of the area) still be confident of selling the main residence if I needed to.
    The BTL's have all got tenants in (at the moment) but who knows what is around the corner.
    I am lucky because I will keep my Job through this recession because the PORT is in a strong postion. I just feel sorry for the Home owners out there that have jobs in the retail sector they must be going through hell at the moment not knowing if they will have jobs in the new year.
    I feel even more sorry for the STR's who banked on getting a good interest rate on their pots and not realising that what they wished for could also be their own undoing.

    Mewbie, I have never lost yet in all the projects that I have renovated and wont on this one too.
    In a few months time it will be worth starting to find the next project as well because prices will start rising again and there will be people out there wanting old Character Properties which have been refurb up to very high standards. Because a) most people are lazy and would not know one end of a paint brush to the other.
    b) the other lot are completly useless and their wifies would not trust them to do any DIY.

    That's right the main residence was bought with more than 50% or more deposit.
