Online Letting Agents

Hi,

I am a 1st time landlord, doing a BTL on my flat in order to move (couldn't sell it).

I have put my flat in loot and gumtree and received the following email:

Fellow landlord,

I'm a private landlord and have just let my 2 bedroomed flat in 4 days
through an internet agent who lists on Rightmove and it only cost me fifty quid.

After years of paying thousands to high street agents I've been using online
nationwide agents that use sites like Rightmove and Find a Property.
All you do have to do is your own viewings. It's just what we all need!

I was a bit suspicious at this unsolicited advice (call me cynical) but I went on one of the websites - it sounds like a good idea, ie an online agent who does some of the initial credit checking, references, collecting deposit for a reasonable fee (not extortionate like some high street agents), also gets the property on primelocation etc.

Any one used any of the above or any other online agents? Any good or is this dodgy?

Sorry if this is covered in previous threads (I seem to be having trouble getting the 'search' box to open in the forums - anyone else have this problem btw?)

    Make sure they use rightmove.

  • I have used one of these sites to let my flat and it was brilliant, they were very helpful and very efficient. I used urban as they have rightmove (and findaprop) which is important as the other person said. They also provided tenancy agreements.

    I'm sure the others do much the same though.

    I let my flat in about 2 weeks and recieved about 15 leads in that time, much better quality leads than gumtree as well.

    I've used these sites and gumtree in the past and been disappointed with them both. In this area, you can't beat an ad in the local evening newspaper. £150 for 4 nights (I avoid the really small ads for £44 for 4 nights). Typically, this generates about 10 enquiries of which I convert about 4 into viewings. Out of the 4 viewings there is normally one person that I decide is a no-no then it's the difficult bit of choosing between the remainders. I would normally expect to be taking a holding deposit off the successful tenant within, at most, 1 week of the ad first appearing.

    Some good links in this thread and I've heard of some of those companies. It would be great to get even more reviews of those companies mentioned above. I've also heard about:

  • I've heard of all of the online letting agents mentioned in this thread but haven't used any of them. I've always used a traditional letting agent but would be interested to know what an online letting agent is like.

    Also, I've not used them but I've heard good things. The urbansales site looks like it has similar deals so it would be interesting to see how they compare.
