    When the dust finally settles from the global crisis and the traditional Med countries (Spain, Portugal, Italy, South of France) offer enough substainable property for the declining EU popluation, I wonder if property prices in Bulgaria will revert to long term established values?

    As an outsider I am under the impression that there is a two tier market in Bulgaria. One for the locals and one for foreign property speculators. The latter is now dead in the water, so that means prices fall to values affordable by local demand.
    Good advice, buy cheap now for the future when confidence returns.

    Might buy a few for a punt.
    Things can change very quickly, just look at UK market, prices rising again. :beer: :T

    There's money to be made out of this recession, some people are going to make a killing & become very rich indeed.

    I bet you bought from a show on a Sunday afternoon - did no research bought off plan and were promised the world for £40k - you pay for what you get.

    My one bedroomed shed in South Shields-on-sea at the bottom of my garden is also for sale and I am currently getting some pictures done of a pool around it (we had a lot of rain at the weekend) plus some sunbeds from Aldi. It has sea views (you can sea f**k all) should fetch £30k - you need to pay me £10k up front - furniture pack will be £8k and Maintenance fees £2k per year but need this up front also.

    We are really trying to help you honestly but you are like women who are beaten by their husbands but go back for more. Wake up and smell the Kenco.

    As for calendar123 and appreciation - your property will have costed £60k and is in an area where all are trying to get out and sell on ebay for £25k - how long will it be b4 you get your money back - not mentioning the fact that you have not got it yet and will be skanked for at least an extra £10-£15k to get ur keys - if you ever get them ! The only appreciation you will get is from the developers who appreciate all the money they have taken from you.

  • Noel - I have a moderate property portfolio owning various bedsits in the Manchester area plus a property in Cyprus and a few houses in India. My resident property is in Germany. Granted I am not an expert but would never have bought in Bulgaria in a million years - Dubai I got wrong as never thought it would collapse like it has and I have friends that lost millions.

    Bulgaria is a get rich quick scam that was never going to happen - getting a corrupt country like that to clean up overnight was never going to happen as they are all at it - politicians, police, lawyers etc.

    My comments are based on previous dealings, knowledge which I pass to you all free of charge and with no liability. I wish you luck in getting your keys but even if you do get them you will have lost half your investment as the property prices will not increase over there in an area saturated with properties that everyone is trying to sell. Florida is in a similar situation but at least the issue there is price related and the country is stable and not corrupt so it will pick up in a few years.

    Looking on the positive for a moment surely in a few years when the world economy picks up and when the EU contribute money in to the pot for Bulgaria, then property prices in Bulgaria will rise in value, I can see why at this current moment in time that may have lost value as we are in the midst of a worldwide recession, but I am of the view that given time things over there will pick up.

    Your thoughts/ comments.

    As with anywhere property prices will only rise if property buyers perceive a location is desirable and start buying up whatever is on offer. "A few years" could be as many as 10 or even more.

    Buying property outside the UK for holiday/retirement is probably not considered such a good investment now as say 3/5 years ago and the stay at home trend may well continue. A lot of people have had their fingers burnt, not just in Bulgaria but in more popular destinations such as Spain and Cyprus.

    Although this thread seems to have been set up in order to help those who may have been defrauded by the actions of a company and/or its employees, I am certain it has put off many people from investing in a Bulgarian property.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    No - why would I want to buy a flat in a 2nd world country, with a huge over supply of new build flats, and a tourist sector extremely vunerable to recent budget airline route cuts, very low average incomes and rental yields, with a complex legal system and a language and culture I couldn't start to understand :confused:
