It looked like everything was going to go through with this one, but I had some concerns today as I could not acces the website for Delagio and also theirnemails were returned so I contacted Anna, this is the reply, It does'nt look good. I am going to be in Bulgaria next week from 10th-17th so if I find ouit anymore I will let you all now.

I have no idea what causes the lack of communication with Delagio!
Meanwhile, it seems that there is a hindrance caused by Mr Brendan
Maxwell, who is representing Ambasun International as major partner in
Delagio. I understood he refused to sign one of the documents needed for
the official ownership transfer. Therefore, buyers in the complex will
have to urgently decide what to do, as in my point of view some kind of
action needs to be taken. I have also emailed one of the representatives
for Dawn park about it.
One of the options is, that every buyer chases him to sign the protocol
from the general assembly of Delagio, deciding to sell the apartment to
him, or buyers to unite and chase him to sign this minute for all
apartments. The other option is to sue Delagio and ask the court to
declare the preliminary contract for final (it is very good in this case,
that my power of attorney has a court clause in it, so we won`t need to do
another one). In this case, however, the process will be more expensive
(it will mean about 5% of the purchase price in addition to the completion
costs as a trial involves many state taxes and charges) and it will also
take longer. However, something must be done, so you can gain ownership on
the estate as soon as possible. Furthermore, the courts will be in recess
in August, if we have to go down that path, and I myself am also going to
be absent in the beginning of August. Therefore, please weigh these
possibilities and get back to me with your position on the matter

How can anna say this when she is close friends with the owner of delageo and actually works out of their offices. Sounds like she is trying to scam for another 5%
Has anyone tried to contact Mr Maxwell to see why he won't sign the documents to transfer ownership of the appartmnets. My understanding was that he had promised to do this when theyn were ready to sign.
When did Anna last speak to him?

Dear Noel, first of all, the quoted email was posted into this forum without my consent, which is a breach of the confidentiality of correspondence. Second, obviously the anonymousness here gives you strength to make such allegations, but can you actually support them with anything? Do you really mean that I am a friend of Brendan?
Additionally, I am being wrongly accused of acting upon motives I do not have in regards to the eventual case against Delagio. This is going to be a trial for declaring the preliminary contracts for final by the court. The 5% is a sum that is not gathered by me, owed to me, nor have I asked someone to give this to me, or have any intention gathering it! Everybody knows that courts in Bulgaria have a 4% state tax and the remaining 1% is for other court related expenses. I want to firmly underline the fact that I have NOT gathered these 5% and that the money is NOT for me! The only purpose of the trial is for buyers to get the ownership on the apartments!0 -

What an extraordinary posting from someone who holds herself out as a solicitor. A client normally has an unfettered right to publish correspondence with his professional advisor. Is there a separate confidentiality agreement? If so, why?
I cannot find anywhere any reference to this lady in a professional capacity, except in relation to this matter concerning Delagio. I cannot find any independent proof of her legal qualifications.
None of this in any way proves that she is not qualified, but I would certainly want to have proof of her qualifications before entrusting her with yet more money.
Can't the British embassy in Sofia recommend a local solicitor of good repute? It may be better to pay a little more to get entirely independent advice. At the very least, can't the embassy help with confirming (or otherwise!) this lady's credentials?
She may be entirely genuine, and I hope she is, but at the moment I'm not at all convinced.No reliance should be placed on the above! Absolutely none, do you hear?0 -

Very strange that a solicitor can take time on this forum when she cannot contact Mr Maxwell to get him to sign whatever paperwork he needs to sign.
