    Firstly, I feel I was a bit harsh yesterday, sorry. I am though feeling nicer today!

    Although I still feel your postings suggested the new certificate, I did push the point a bit didn't I.

    Anyway, It is easy to find out if the boiler did not require a gas safety certificate by contacting CORGI on 0800 915 0480 or visit their web site -http://www.trustcorgi.com/Pages/index.html It is a requirement that installers notify CORGI within 20 days of installation and CORGI will issue an Installation Certificate. They should be able to advise you whether they have issued a certificate. A gas safety inspection must take place within 12 months of installation and certificate given to tenants within 28 days of inspection.

    As far as we are aware there is NO old certificate because it is a property being let out for the first time. The LL bought it as a buy to let, she is the first tenant in since he bought it. So she was talking about the new certificate that she had to fight with the LA in the first place to get arranged, and now they are refusing to show her. Read the posts above to understand things properly. Saves me the trouble of having to go and highlight all the relevant parts in mine, Drea's or tbs's posts. ;)

    Anyway the HSE have written to the LA now, so we will see what transipres.

    Wrong wrong wrong, every installation requires one, but because there is a new tenant doesn't mean there has to be a new ticket if the old one is still valid.


    I'm not quite sure what your point is, if it "looks" OK, then he would have filled in the form while he was there (needs to put the serial numbers on it).

    The way it works is..... that if an item cannot be inspected because of access, then it fails. Unless of course the lack of access is not material.

    You can waffle on all you like, your mate was there and the guy walked out without handing over the certificate, can't for the life of me work out why myself but there we go.

    I can now however understand why the Agent told her to boil her head if you were carrying out negotiations on her behalf.
    Anyhow, the immediate concern is finding a property in 5 or so months time, because she won't be staying where she is now.

    If you can't say anything helpful then don't say anything at all. There is no point explaining a thing to you because you don't take it in, you just find another point to moan about.

    As for what transpires, she meant getting the gas certificate, that is, after all, what I am after. Thank god for moving in 5 months, I wish I could do it now!

    I was willing to go out of my way to Help The Aged and explain things that he obviously doesn't understand, but I'm not willing to Help The Stupid. I only help registered charities, not lost causes. :D

    Bully-boy LL gloating CM? Maybe Drea would probably *choose* to go elsewhere herself at expiry.

    If a LL chooses to not offer you a renewal simply because you've insisted on seeing the gas safety certificate then you are better off doing just that. If he's not compliant on gas safety regs there are probably a few other areas that he's not up to scratch on either................

    Letting the local newspaper , the Tenancy Relations Officer, the local Councillors, the local MP and the Housing Minister know that such LLs are still out there is not a big job though - one copied letter will do the whole lot. As Drea is in Scotland the LA/LL will no doubt find his Registration under scrutiny - no registration , no rent. Now who's :D?

    Drea - did you actually find where the meters were? Have you met the occupant of 42R? May be worth checking with them too :smiley:

    Just a quick update :) I got my safety certificate from the HSE, who got it from my LA, I was right, it does state on it that he couldn't get into the boiler properly because of the cupboard. All parts that were checked seem fine though :)

    I also finally (a couple of days ago) found out who supplies my gas/electricity, got the bills through. So all seems well for once.
