While I was on the phone I asked about my gas safety certificate because I still haven't received a copy of it. I've been in the property now for a month.

    Making this 10 characters.

With respect, if you are going to quote yourself, please quote the full text.

You started by saying you have JUST been on the phone. Further indicating that it related to inspection done on 1st Sept.

Please make yourself clear. How is one to know if you are referring to the old cert or the certificate due for the 1st Sept unless you clearly state it!!!

Opening Post - Moved in 1 month ago.

2nd post you were present during gas inspection.

Recent post - Inspection done 1st September, after you moved in.

Result - NEW Certificate must be given to you with 28 days i.e. 28th September.

Now if you are saying that you didn't receive one when you moved in then that is an issue, but you do not say that.

Notlob - Drea has had a previous thread about this LL. She has had no current gas safety certificate provided for the property with effect from the start of the tenancy. If you look at her first post in this thread you will see that the LA claims to have a copy but will not let her have sight of it.

IIRC the LA also provided no info on the heating system and Drea was talked through it all on here by Elite Heat after struggling to get the system working. Doesn't sound like he's up for LA of the Year Award .....

I thought my first post DID clearly state it

For the sake of argument, where did you exactly state that you were referring to the OLD cert.

No, don't answer that, my face is too blue!

There never was an old certificate. This is the first time that my LA/LL has letted out the property. It was a buy to let.

Drea, your first post was very clear. Don't waste your time or energy trying to justify yourself to someone you have no need to justify yourself to. ;)

In fact it's always best to put such characters on ignore. That way they don't irritate just as much. :)

I just phoned my LA to find out about which companies I am with for gas and electricity (they don't know so that was helpful).

Drea, fwiw, I think you are completely in order to want to see evidence that the gas equipment with which you share a house (;)) is safe. Just because you were present doesn't mean there are no problems, in fact, as the LL seems reluctant for you to know I would wonder. Otherwise, he is simply being lazy/awkward about it, and needs to get on with his job.

I lived in 3 rented properties a few years ago (not at the same time!) - in 2 of them the heating failed and when the engineer arrived condemned both as lethal.

btw - get an alarm as someone said - I've just bought one and my B&Q didn't have anything under £20, in fact had a good look around other outlets like Argos - Lloyds pharmacy do one at £12.50 - cheapest I found by far.

ps - I phoned moneysupermarket to change my DD's supplier - and they looked up who she is currently with.
  • I may be missing something, but in the installations that failed, wouldn't there be big "condemned" stickers on dangerous appliances?

I would have thought that the inspector would have told you if the installation failed, and you were there with him (duty of care and all that).

It would have crossed my mind to have asked "so is everything OK then?", but reading this, we aren't arguing about whether the certificate exists or not, but whether the tenant has a copy.
