  • Hi - the people buying our house have used a Broker and a legal panel and have got a mortgage with the Abbey, the survey was paid for over three weeks ago and they have only just booked with us to come and do it on Tuesday - apparently this is the way Abbey do things, everything else in order then the survey ?? Our buyer is as frustrated as we are at how long this has taken but is under the impression that we could still aim for completion by the end of May - Is this feasable?? Our Solicitor was against being optimistic last week this was before the survey was booked so surely May completion is out of the question now?? We have obviously not booked removals or anything as we had no firm date and it would be too short notice to do it now. There has been no date set by any of the Solicitors so should we assume our buyer is just wishful thinking - Any insight would be appreciated thanks

    I have been reading this thread for ages and am envious of all the veiwings everyone seems to get , I put my house on the market last June , I had 3 valuations and went in the upper middle range 219,950, I also spent ages painting everywhere neutral and decluttering , here I am still and only had 2 viewings (and the second one was just having a day out I think !) , I asked the EA should I reduce and to be honest they werent too enthusuiastic , so I dropped to 209,950 , near Oct/Nov they asked me to drop to 199,950 which I did , I must add that no properties around here seem to be shifting (or getting viewings ) but I did notice the EA was no longer advertising in the local papers and not always open the full hours they should be, however I have held on with them as I sort of felt that it was just the economy at the moment and also I cant reduce too much as I owe 125,000 on this house (paid ex off)and I need as much as poss for a depsit on something else and as I am 50 this year I am limited mortgagewise ( I dont fancy working till I am 70 plus ) however I am downsizing and moving areas so it is possible to drop a bit more. Anyway I had been thinking of changing EA and yesterday recieved a letter from the EA saying they are closing one of their two branches so this has prompted me to take some action now , however will the next EA accept my HIP (sorry I sound a bit thick ) and if I stayed with original EA but instructed another one as well how does this work regarding fees etc. I am fed up with being in limbo here , like other people have said I want to move on with my life now , last year I thought I would have been moved by Christmas and now it looks like I will be here next Christmas unless I get some action going !

    Welcome Karen, two viewings in a year, thats a joke!
    I would get some new agents round and ask their honest opinion on price, as prices have changed a lot in a year.
    You should be able to take your hip with you, although some agents get funny with it, if they have done a deal on it.

    I will contact a couple this week and get things moving and hopefully join the folk on here frantically preparing for viewings !!! I will have to enquire about the HIP , also am I right in thinking it lasts 2 years , if that is right I will be gutted if I am still here when I expires !
  • Well our flat is up for sale and we went to see a house today that we love!!!

    We don't need to sell the flat to buy the house so we are going to have 2 mortgages for a while, which we can afford. we don't want to miss out on this place and that fact it doens't need anything doing to it helps with costs etc

    we are sending parents round tomoro and will be making an offer!!

    Hip does not expire as long as the property is continually markerted. Useless things that they are.

    Oh dear I'm having another crisis now. Opinionated, arrogant & always right, well that could be me and I'm female. :D

    I had my first viewing today and we aren't yet on the market (appointed EA 2 weeks ago). As I mentioned earlier my viewer was someone that I know although not well. She had been in my house briefly once before when she returned something and I invited her in whilst I got her some eggs as a thank you. I think on that basis it's positive because she must have liked what she had seen before. I don't know if they can afford it though. It was hard to broach the subject of price so I gave her a copy of the EAs details that had been emailed to me (well actually it was the version I emailed back as theirs was totally inaccurate).

    I'm not expecting much from it but it was good to do a first viewing and now I know the house is immaculate it shouldn't take too long to get it ready for further viewings. Roll on getting onto Rightmove.

    Is it right the HIPS dont got out of date if house is continually marketed? I thought they only lasted 12 months then you had to renew them?
