    Come on Beki chin up! You have had a lot of good interest, only been on the market for a very short period, and seem to be reasonably priced. Im sure you will get there sooner rarther than later.

    I ended up with 5 viewings booked in over fri / sat but only 2 bothered to turn up :mad: the other 3 didnt even bother to cancel. The ea thinks it was because the weather was bad, but that doesnt stop a phone call does it ???

    Had feedback off one ... same old same old ... to close to the social club. Second one has disappeared of the face of the planet .... my house isnt that bad :rotfl:

    Ive got another booked in for tomorrow at 2pm and this lady has been wanting to see it for ages but didnt want to till she has sold and completed which she now has :D also just this sec had another booked in for wed at 5pm.

    So 7 bookings in 5 days is good isnt it ? so surely to club cant be the ony thing wrong?

    Pawpurrs i really do hope your buyers get a shiffty on for you x

    So it is not only EA's that are rude??

    When I was working (EA) I introduced a policy of 'no shows' incurred the wrath of me or one of my partners. If they did it again, or got stroppy, we refused to send them further info on any property. As independents we could do it but I guess the multi office agents would not dare put some of the rude folks in their place.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    But I do recall when I was young and made the awful mistake of assuming all 'no shows' never had a good excuse. Then a couple, who I left a short message for an answerphone, rang after a week or so to say they had been in a motobike accident on the way to the viewing and were in hospital -- argh!!!! :o Goodness did I have to grovel and apologise but they had no hard feelings and went on to buy.

    So after that I was really cool when calling and politely asked if there was any reason for 'no showing' but then if there wasn't we let fly. All our sellers loved it as many were very angry at waiting around, cleaning up and so on:D

    Sorry about the noshows Charlie, at least the viewings are still coming in, someone has to bite eventually.
    Is this club very visable from the Garden is there anything simple you can do to screen it off? Some nice trellis perhaps?:confused:

    You can see the club more from our bedroom window, and the driveway is right next door to the our house. Its not noisy as the "club / bar" is is at the other end of the building and its a storage room that backs on to us.

    We have got large trees and bushes growing up the fench so for 9m of the year you cant really see it either, its just the fact everyone knows its there thats the problem.

    I dont really want to post any links as i want to get some true stats off the ea's but will happily pm links to those who want to look so i know how many have looked lol

    Right am having a tear my hair out moment! The buyers have come to a sticky wicket, the bank want to see their deposit before they will do the survey, and they are saying it will take at least 6 weeks to hIt their account.......right now I could scream!

    I think I'd be more than a bit annoyed at wasting time and money doing a 300 mile round trip because an EA couldn't stop him/herself from talking up a property. Did you find something else to do in the area whilst you were there?

    Well, to be fair, I couldn't expect the EA to say: "Our client has seen a few too many 'Homes Under The Hammer,' he's not very imaginative or skilled, and now the money's run out!" On the face of it, that's what it looks like.

    Also, one never knows what lies around the corner. Next autumn, the price he's willing to accept might enable me to buy and start over again, as I can see exactly what I'd do, given the wherewithal. It could be fine.

    Yes, thanks, we did have a very pleasant day out, between the showers. It's just a reflection of the market at the moment that there weren't any more that it seemed worthwhile to view (as we're after something fairly specific.)
