Had the EA round today with the proofs of our photos, our house looks so nice I can't believe I want to move!! We finally signed the contract with the EA, after crossing out most of the terms and conditions, you have to watch that bloody small print, don't ya?
Anyways, we got 2 viewing scheduled for Sunday, so fingers crossed......hope everyone is getting their fair share of viewers too!!0 -
well been into second EA today there coming out on friday afternoon because im thinking of going multi agency. my EA said they dont normally do multi agency but theyl see what they can do dont think they dare refuse after 18mnths on market. does anyone know what happens with HIPP at the minute we dont have one only energy performance certificate because we were on the market before they came in i dont know if we will need to get one if we instruct another agent aswell. we dont have the cash at the min so hope its not the case. i think they are rubbish anyway i wouldnt be bothered if a house didnt have one because i dont see the point of them.:coffee:i find a cup of tea can solve most problems:coffee:

You won't need a HIP provided your house doesn't come off the market. We went on the market pre HIP's and didn't need one when we went muti agency as it never came off the market. Yes they are a waste of time - the house we were buying in Jan, the HIP was over 6 months old and so our solicitor had to do all the searches anyway. We never even asked to see the HIP of this house.0 -

well i work as a teacher, but i'm back in school the next few days of the holiday so the only times i can do are after 4.30 and on saturdays!
A problem we encountered when trying to view properties. We moved from Oxford to IOW and when our vendor pulled out we had to get back over here to view again, we only had a limited time frame and hoped the EA's would accommodate us. Most did, the EA for this house couldn't (closed at 4pm on sat). Luckily it was on with 2 EA's so when we got here we popped into the other EA and they were more than willing and got the sale! The other EA still haven't come for their sale board.0 -

I am currently with an independant EA, didn't know you can sell with more than one EA, can someone please explain.

I'm confused
we are waiting and waiting to exchange getting really fed up now, what is taking so long?. All mortgage offers are in place all valuations done our search is done but it's just our buyers searches holding us up.We had a HIP and have a 11 year old house what is taking so long?. Is it just snail paced solicitors? how long do seaches normally take?.
The house we bought was done really quickly and is an older property than this.

I've noticed that. Walking around town, there's little sign of any recession here and the low £ has just boosted the tourist income, I should imagine. One or two properties not hugely different from the one we sold have come on at £50k above where we ended up.
A house 50 metres from us, hit the market last week at £365k and sold in a matter of days!0 -

Hostiegirl all perfectly normal average time frame for a sale to exchange is now three mths. Sure it will happen in the end, your over the worst hurdles, nail biting stuff!
Welcome Scottylass, multiple agency, you can go on with as many agents as you like, but the fee is higher, and winner takes all perhaps 2.5% Joint sole, on with two agents, on a slightly higher than sole agency basis and the fee is normally split on something like a 60/40 basis, with the agent who gets the sale getting the higher cut. Please note this applies in England not sure if Scotland would be the same, as house selling is different up there.

Two of the houses that I have been watching (and was going to arrange viewings for next week :rolleyes: ) have now gone under offer. One on sale since August, one since June/July. That leaves about two on the market that we are vaguely interested in (and one would need to accept a very low offer to be worth it - since would need quite a bit of work/extension.... so that is probably out).... Will have to see what happens and if either of the houses that went "under offer" come back available (many of the houses in our sort of price range have done that over the past year).
Not looking good for buying right now: prices take a LOOOOOOONG time to fall, if they are quick to bounce back again, then they will take a LOOOOOOONG tim to fall again
Worry... from a buyers perpestive. Maybe good for sellers though
