I can only sympathise with you and pawpurrs and all the others who've been doing your best for many months, just like I did, and with apparently no rhyme nor reason to why it wasn't working out. It did, eventually.
If it's any consolation, I'm finding it more stressful looking than selling, and that's not me being peculiar. Last year it was just a fraction of our 'wealth' that we were losing each time we reduced, but buying is going to use most of it, and it'll be a business as well as a home. If we mess up, it might take years to sort out.....
Anyway, it looks like we have been pre-gazumped on the only one we've considered offering on. What's on the table is much better than the figure we had in mind!0 -

He just said 'asking price,' which implies the vendor is now looking for a bidding war if she hasn't accepted it.
This was probably the strategy all along; i.e. market at an artificially low price to raise interest quickly. In fact, it is exactly the same as the method used to sell the first house I bought......only then the stakes were around the £9k mark!
What something is worth, and what it would be advisable for an individual to pay, are two separate things. I think we may be inclined to walk away.0 -
Hi everyone
Back from a thoroughly boring Easter weekend. Can't do anymore packing, can't do any diy etc. Mind you, I am starting to get the collywobbles. The survey on the house we are buying is being done on Wednesday, assuming there is nothing wrong then I and my solicitor should have our mortgage offer by Monday 20 April. The million dollar question is, when are we likely to exchange contracts? Bearing in mind that the people we are buying from plan to move out on the 22 May (this being the completion date hopefully) Because, as I understand it, exchange of contracts is the point of no return in most cases?
I am worrying because I am bored (and I don't want to put all the stuff back in the loft if something goes wrong). And BTW it should be against the law to store stuff in your loft space, it tool us three hours to empty it.
Oh yes and when am I supposed to get the form that states what the vendors are leaving behind, curtains etc?

You should have the form fairly soon IF the vendor and their sol and your sol are on the ball! You will only exchange when everyone is ready, its a horrible waiting game isnt it?

Have left a message with my solicitor to give me a call.
EA telephoned to say that although he thought that my buyer had his mortgage offer, this is not the case (heart attack). However, my buyer's father is providing the deposit and he went to lender to sign form to this effect and mortgage offer will be with them this week. So, this tells me that my buyer is still very serious and we are probably looking to exchange contracts w/c 27 April. Will feel a lot better though when I speak to my solicitor.
So you have another viewing booked. Good luck. I reckon there is a spring bounce going on though. Lets hope its lasts long enough for you to catch it.0 -

I don't disagree, though the type of property & the market concerned is somewhat different from the norm, so it's hard to tell the exact level of interest expected. The vendor, by her own admission, also has a track record of pulling out!
We have left an offer we're comfortable with on the table, and we won't improve on it. There's many a slip...etc etc.;)0 -
I would be very wary sounds like they have no deposit, find out who they are getting the mortgage with and ask the EA to at least see a AIP.
Regarding survey it does depend who they are going with, but most will be out in a couple of weeks, unless its with the Abbey or such like that do all the underwriting before getting the survey done in which case it can take about a month!
I would keep it on the market, if you can.
Hiya pawpurrs, They had previously offered 55k without this deposit thingy but changed their minds when someone she spoke to said the area was dodgy or something lol. They have their mortgage arranged through the EA (Halifax) and I have no idea what an AIP is!
Lots of good luck with your next viewing. Do you still go through the same ritual as if it's your first? I'm still in single figures and couldn't keep the first-viewing standard up!!
