    AIP is an agreement in principle. The bank agrees to a mortgage based on the information provided to them.

    Quick update from me - We're getting there. Accepted an offer on our house they have done the survey and all still going forward. We have had an offer on the house we want accepted.

    Hoping we can complete in early May.

    I don't generally post here, as I'm not selling, but I do really sympathise with the plight of sellers and its reassuring to read realistic appraisals of the situation from sellers. :)

    Congratulations Marc, glad things seem to be going in the right direction for you. Was that the people who offered about 5k less than the offers over price IIRC?
    Suz, yes try and have it immaculate for all viewings, although might not continue to bother, perhaps the Lived in look will invite more offers, the immaculate looks seems to have failed so far.... Been busy doing the garden and painting the outside so looks better than it has been even.

    A bit of an update from me, I'm still here watching you all!

    We've today negotiated a figure to come off the purchase price for the roof repair, it was a bit more than half of the quote I got, so I'm well happy with that as we would have paid it all if needed (shh!). We finally feel confident enough to put our 'sold' sign back up, so I'm sending hubby out later, we still have the one from last time laid in the garden!!:D

    I now need to speak to my solicitor to advise them to withold some funds on completion for the buyer, so hopefully things will start moving very soon!:eek:

    Not really much, no - the EA said that the buyers said they would be happy if they 'got something' which was a bit ambiguous! So we had a quote for 2.5k and they had one for 3.3k - I went down the middle (3k) and offered half - then she said do you want that inclusive of VAT or plus VAT? After discussion with hubby I decided we'd give them VAT as well, keep em sweet, they might be less likely to pull out if they think they're getting a good deal!;)

    Just confirmed with the vendors EA that our house purchase is still on, which it definitely is, they never actually put it through as 'sale fallen through' as they always hoped we'd get another buyer, which of course we did, so its coming off the internet today and the sold board is going up there as well. :)

    Well done devilot. That's just the sort of thing which sellers (and buyers) can get all 'funny' about in a market such as this. Being understanding towards your buyers is a must, as long as they appreciate it and reciprocate.

    We see so many threads on here, like the recent fitted carpet one, where all the hassle and argument can never have been worth it for either party!

    Having dropped the house price last week and noticed that Rightmove still showed the old price I phoned the estate agents yesterday at 4.30.

    A secretary answered the phone because the advisors were all busy and said she would pass on the message. Let's hope that is a good sign.

    Am going to be checking Rightmove like a hawk and the local press over the next few days.

    Might have to start being more pro active myself.

    Found myself explaining to DDs last night why we were planning to spend more money on a house that (to them) was smaller than ours.

    Pointed out we were looking at detached houses in the nicest area with double garage and decent sized garden. They still seem a bit dubious!!! lol!

    I dont think I am ever going to sell this house, its really taken the shine off house ownership, being saddled with something, and unable to sell it....wish I had never bought this house.......GRRRRRRRRRR apolgises REALLY fed up!

    Yes it is the people who offered £5.5K less than fixed price they then reduced by another £2.5k after the survey. We've managed to get an offer accepted on the house we want which means there isn't too much difference in terms of the mortgage from where we thought we would be 14 months ago.

    We never thought we would sell and we're still keeping our fingers crossed that everything runs smoothly this time. Keep battling away pawpurrs (and everyone else) - it only takes one person to really want your house and you could be sold within 2 months.
