In a way if its not the same as everything else near by you have far less competition. IMO people know before hand whether they want a period property or a new build. I bought a new build in 2003 and i viewed around 20 houses which were all almost identical, by the end of it they all blurred into one and I didnt know which one i wanted. Ahhh, who knows! The buyer is of the "mind-games" ilk. They are leaving us to "sweat" (or at least they think they are!) over everything. I imagine they might come back with another offer, the EA has told them our minimum price so maybe they are having a think (or have balked and ran off!). It was only yesterday, they hardly need to "move fast" in this market.

Yes. This is I guess why we've at least had an offer. There is not too much competition, we're in a pretty small sought after village and there is only really one comparable house (almost identical to ours- i say almost, it's identical but we have a better bathroom & kitchen). It's on at 25k more than ours (225 vs 200). Ours is the biggest and the best situated house inthe village if one had a 200k budget, I wouldnt even consider living in any of the other houses on RM for that price (theyre next to railway lines/industrial estates/main roads). We put it on to sell it, not to make money but consequently we have a lower limit thats pretty close to the asking price :-/Is it priced well compared to other properties?0 -
I forgot to say, your house is lovely and like the others have said it'll definitely be in a minority. I imagine that there is definitely someone out there that would love your place.0

The only negative thing that would strike me about the house is the outside pictures.
The outside pictures have a grainy quality and it actually looks like there are four power lines going across the roof at the front in the outside shots, as well as another separate power line at the front just below the roof, and another at the back.
Are there really six power lines surrounding the house? Either way, I think you should consider if you could retake the outside pictures again so that the power lines are not so visible.0 -
i, too, love your house. the only thing i was slightly taken back by was that the 'delightful sizeable...rear garden' looks tiny in the picture. might be worth adding another pic that shows off the size of the garden a bit better?! good luck with selling it.0

In this day an age where customers don't visit estate agents, just go on the net, having a good picture is crucial. If you are not completley happy re-take them yourself or get the EA to come back out. You are paying them enough money! they wont mind, if yours sells they get paid!Saving and spending in equal measure0 -

A house near to where I live sold last month for a price that I considered to be peak 2007. So, some people are buying, but they are not that common.Happy chappy0

That could be an issue when it comes to mortgaging the property. i used to work in the mortgage industry and when ever timber framed propertys came up unless it was a certain few it was allways quite tricky as lenders have a bit of a fear that it may just rot away or something i guess lol. But the house looks nice!
Seems a bit odd, really - my parents' timber framed house has been up since the 1320s!...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
