    I realised this was the case, i do the same here. I keep the table out of the way whilst its just me and the kids but if i have people round it takes center stage. It may just seem on the photos that perhaps you dont have a proper dining room or space to entertain which if i had the money to buy a house of your value I would need. After all getting the viewers through your door should be your only issue. I myself when buying my current home scanned thousands of home son the internet and viewed hardly any just because of small flaws. I wanted to get everything i wanted. Towards the end as i got desperate i viewed other options and realised i couldnt have everything.

    Not totally positive but evidence there ARE buyers....

    We've had our house on the market for only a little over 3 weeks and had our first offer yesterday (which we rejected- but it wasnt far away from our minimum). It was only 6% away from the asking price so a good offer given the market. However we rejected it as we don't NEED to move so will only do it if we can achieve the price we need.

    Have more viewings lined up for the weekend.

    3 bed family home for £210,000 - I'm a first time buyer, but then I guess I just want too much too soon..
  • Thats good news Oranges. They were not prepared to come up then? Where they in a good postion? Had many viewings? Is it priced well compared to other properties?
  • Awwwwww Imp dont take it personally, I didnt mean that FTBers shouldnt have 3 bedrooms, if you need or can afford it then thats fine, but tradtionally people have moved up the ladder so to speak.

    A lot of people want everything straight away,my first rent meant all second hand stuff, as I have never been one to borrow more than I could afford and over time, have bought stuff as and when I could afford it.

    I don't agree with this. I bought my first flat in 2000 for £40,000. If I'd bought in 1997, when I first started looking, it would have been £25,000. At that time I was working in retail, and some of my colleagues were buying. Now those same flats are £125,000 and over. I've been asking, "who the hell is buying these?" for years now, and the answer was basically "investors".

    The reason the market has siezed up now is that the "investors" have gone, and there really isn't anyone left to buy. It's nothing to do with FTBers suddently wanting too much too soon now, but people having been priced out for the past few years, and whose first home now has to be somewhere to bring up kids. I sold my flat in 2004 and even with the profit as a deposit, plus an average wage, I couldn't afford to buy a traditional FTBer flat now. Unfortunately, until FTBers can afford to get back in, the rest of the chain is screwed. If you want to sell fast, price it cheap - there are still buyers out there, but they can choose to be picky and take the bargains.

    You mentioned that your property is going/ on rightmove. Do a search as if you were a FTB looking in that price range. -How does yours look compared to the competition? Try be as neutral as you can. Would you buy yours at that price compared to what else you could get for your money?

    If yours looks good and is priced well compared to the competition then you will be ok. Ask any estate agent and they will tell you mostly, buyers are picking off the cheap proprties in each bracket.

  • Thanks James I have done that, its not really easy as its not a modern house so less to compare with.
    Its in a village and thats more expensive than the nearest town, where if you wanted modern and estate you could get a larger house.
