sales are up! why?

having sold
3 in may,
1 in June
0 in July,
we have sold 8 so far with 2 more offers awaiting sellers response this month!!!, thats more than we would normally sell in any august.

Have prices dropped enough or have people got used to falling prices and taking a long term view? or is it because the papers have stopped reporting about it over the last few weeks?

All have been houses, no flat sales, 1 was a 'buy to rent'.........he's renting it to his kids at uni.

any other ea noticed a change this month?

    would be intresting to know how much of the asking price they sold for.

    I know you don't have info to hand but...
    • When did the properties come on to market and at what asking price?
    • How long were they on the market for?
    • What was the asking price in the month the property sold and what was the actuall sold price
    Bit extreme I know but it might (or might not) help explain answer to your question.

    day off today (worked yesterday) so will get the info tomorrow,

    1 was an instruction last month and got the asking price...unusual place and came on at a very good price,
    but the rest from memory have been on for 4 months or more, one of them a year!!! (had sales fall through on it) and all reduced their price.

    I wonder if they will go through to completion prior to Mr darling making an announcement about stamp duty..... but as that's due end of october I guess we will know before these are due to complete.

    takes 6-8 weeks to get to exchange so a few might make it before but most wouldn't. No one in my area has brought up stamp duty thingy, maybe more a ftb thing?

    People are probably thinking - house prices have come down, I will buy now.
    A few people I know have started looking recently as they know prices have come down.

    I'm not an EA myself, but I am in the process of buying (forced due to divorce) and a close friend of mine has also just had an offer accepted, he just felt the time was good and prices were in his reach now, both of us are likely to 'hang it out' until early october to see if anything is mentioned when parliament returns though, and possibly end october for pre budget speech, meanwhile the process is still moving through with searches/solicitors etc. if I get the call from the solicitor to say all is ready for completion (I'm am told it's still 3-4 weeks away) I may have to mention it to my EA.
