    Properties are set to rise shortly - and no amount of wishing on your part will change that. There's only so far they can fall (and the ones that have fallen are mainly those which were overpriced in the first place - or the ones where the sellers can no longer afford the mortgage)

    Maybe you are dreaming of snapping up a lovely, solid, period property in a beautiful leafy suburb for a couple of bob - but it ain't gonna happen!:p Lovely properties are usually owned by high earners - and except in very rare cases - the people can afford their mortgages. So they won't be selling for a song!!!:rotfl: They'll sit tight and wait for it to bounce up again before selling - even if it takes 2 or 3 years.

    Nearly all of the reduced properties on sale have defects in one way or another, or they're in crappy locations...................and very soon all these 'waiters and watchers' will be squabbling like a flock of vultures trying to scoop up the crumbs left behind while the rest of us watch our lovely homes increase in value.

    By the way, ever heard about LIVING? You know, living in a NICE place and enjoying it?:p You may save yourself a few thousand by hanging out for another year or so, but you'll not have the pleasure of living in your dream home. None of us know what's around the corner............and stallers may find they'll miss the boat yet again.

    These stallers remind me of a woman I once knew who waited years for video cameras to come down in price....................by the time she eventually got one her children had reached their teens. No childhood films for them to look back on. That's the same with making a HOME. You can wait...and wait....and wait.................by which time you could have your name down for a retirement home!

    Remember, 10 years from now what seems like a high price for a property will be risible!

    Yes I admit, I wrote the report and I'm the chief editor of the Daily Express as well as the Marketing Director of Northern and Shell Media Publications. Times are hard and we need to sell papers - that's why I posted a link to the article availabe for free on t'internet :rolleyes:

    Most of us post for the benefit of all without any vested interest. This site is about saving others money, and if I can do that I'm happy. Check out the shop but dont drop & grabbit boards for many examples. But now you have posted clarifying that you only post if it is for personal gain, perhaps I should end the conversation here and not waste any more time with you, except to perhaps remind you of the first rule of this forum:

    Ask yourself, are you compying with this?...although I'm not sure how you or anyone else plans to change the price of property in the UK by posting on this site? :confused:

    Congratulations on holding down so many difficult jobs at once, Premier! I'm astonished you find the time to homour us all with your presence!

    But seriously - I post on these boards regularly and don't recall seeing your name in discussions of the many, many other reports that come out daily suggesting prices will fall.

    So why did you pick this one?

    Genuinely baffled. If, as you claim, you have no interest - and I must believe you - could you clear that up for those of us who are a tad puzzled.

    Maybe Premier posted the link to that article to balance out all the, we are all doomed, threads that are posted on here on a daily basis. It wouldn't be as interesting if we all had the same opinion would it? If you wanted that then housepricecrash.co.uk is the place to be. No dissent from the party line is allowed there.

    Well if they are as dubious as the one you linked to by Deloitte, I've already explained why.

    Why don't you post them? Let's all have a giggle, eh? How many reports today exactly have been published regarding house prices going in either direction? :confused:

    The report I highlighted was widely reported on by the press, including BBC local radio & TV, although admitedly their own website was little confusing as to what was the actually stated in the report and what was their own interpretation. Fortunately, you'll find I've linked direct to the report itself in at least 1 post within this thread. :)

    I have posted many, many other links and do so on a regular basis to many, many other articles which all, amazingly, claim house prices are falling. All the house price surveys, without exception, agree prices are falling. So why this pointless emphasis on the one desperate 'clutching at straws' report, designed to encourage the govt. to put more money into building houses BTW - hardly from an unbiased no-axe-to-grind source?

    I think the answer is written very clearly in your answer on another thread. You are yet another BTL landlord who refuses to admit it, along the same lines as Johnny Bravo, the infamous 'Mr Unbiased' Vicenzo etc. They knew that admitting this would render their claims to being 'just reporting the facts' laughable, so they kept quiet as long as they could.

    Or are you going to 100% deny that you are a landlord?

    and that relates to America, not the UK, and appears to be a duplicate of what someone posted the day before. Oh dear, are you really struggling that hard to find reports in an attempt to substantiate your unfounded beliefs.:D

    Prices have increased on average by 0.1% over the last year ending June 2008. Fact. Source: Land Registry website.

    How will you ever guess the bottom of that market you have been searching for for so long? You'll only know it's the bottom when prices start to show an increase and then it'll be too late...again! Remember that the prices reflect the completions - those registered with the land registry. These are about 2 months or more after the price was originally agreed.

    Why are you so interested in whether I'm a LL? You seem almost obsessed by the the notion. Are you stalking me or something? :D

    Perhaps I am a landlord, but then why would I have a vested interest in prices going up? See post#59 (not mine, btw, posted by another MSE'er)

    As I've already told you I have no vested interest, and that I don't think whatever I post on MSE will affect the price of houses accross the UK, why would someone like you, with a university education, spend time posting on MSE hoping by doing so you will somehow affect the UK housing market and then trying in vain to guess the bottom of the market? :confused:

    I don't know anyone who has childhood films to look back on!

    As mentioned already, obviously it makes sense to read the actual report rather than just the Express article.

    The figures on the affordability crunch page are interesting:

    Average house price 222,621. Average income (based on home address) 19,822. House prices cost 11.2 times incomes last year! ... First time buyers will need to raise more than 100% of their annual take home pay for deposits and fees ...

    So the question is, if prices are going to rise by 25% over the next five years who will be buying and how will they afford it?

    The report makes no mention of inflation other than house price inflation but I'm guessing that it predicts high wage inflation to make things affordable, but that leads to high interest rates :confused:

    So, how will buyers be paying the alleged ever higher prices :confused:
