    the way i see it nothing changes
    if you want to move then move as long as you can afford it.
    you can spend years waiting or trying to guess the market just go with what you want to do.
    The orginal post in this thread has a very very slim chance of being about money saving. The post is more than likely to ask a question that google could answer better than any of us.

    If you'd been around here a bit more, RichPenny, you'd know that I'm a would-be FTB and happily enjoying price falls. My vested interest is no secret, unlike Premier's; that's why I asked. And unlike him, I'm happy to lay my cards on the table right away.

    I suspect he has a good reason for refusing to tell us.

    (Most of them, BTW, turn out to be secret BTL landlords - my favourite was the poster who posted claiming to be 'impartial' - only admitting, several days/weeks later, that he was actually into BTL. So his 'impartial' optimism of eternally rising prices was maybe just a tad coloured by his own interests.)

    I wish I could nail this fallacy once and for all but I suspect it will be like tilting at windmills, but here goes.

    The most important consideration when buying a property to rent out is the rental yield. The more expensive the property, usually, the less the yield. Some of the best returns are found on cheaper terraced houses rather than larger family homes. Therefore why would professional BTL landlords want house prices to rise? Over the last few years of rampant house price rises rents have not kept pace, making the yields less attractive. Borrowing against BTL properties is also based on rental income. Therefore you can blame BTL LLs for wanting rents to rise, but not for rising house prices, because it is not in their best interests for them to do so.

    I am simply reporting the contents of report by the National Housing Federation - not a made up story by the Daily Express as was implied earlier.

    Now we know your vested interest, I can see why you don't wish to accept the findings of the report...oh well...if only wishes could make reality come true :(

    Btw, I see I've been a member of this forum longer than you but only in this thread was I aware of your position. Now you know mine. I don't know why you thought there was anything more to this thread than publicising the report and, on questioning, explaining how it is similar in some respects to other reports by other bodies. (even a couple that you linked to yourself) :confused:

    I don't agree with the report you linked to by Deloitte, because as I explained earlier, it is contrary to much other evidence available...but if you prefer to see things that way, I don't object or rant at you for doing so. Why are you being so personal against me? If you feel so strongly against the report by the National Housing Federation, why not express those views directly to the author of the report - I have no affiliation with them whatsoever.

    Sorry, Premier, I do find it hard to believe you. People don't usually waste valuable life posting re a favourable report suggesting house prices are going to rise (or fall for that matter) unless it is matter of some importance what house prices do. People who genuinely couldn't give a damn either way have better things to do.

    Your personal interest is evidenced by the fact that you bothered to post not just once but several times. In fact, you seem so keen on this particular report, I'm beginning to wonder if YOU wrote it! :p

    There has to be reason why you favour this particular report over all the others to post about, and the obvious conclusion to draw is that you stand to gain financially if its claims are true.

    Maybe I'm just overly cynical; maybe, on the other hand, you've just chosen not to tell us your situation for the reasons I've described.
