    Ember99 - Which conveyancing direct did you use, .net or .co.uk?

    I have asked the .net for a quote, as a friend used them, but wondered if they were the same ones.

    Just a warning: I'm using Lambert Pugh and no one is returning my calls, and I'm getting really frustrated!!! I think the plug on this site has led to too much business, and therefore noones case being dealt with.

    Anyone know if it's possible to change solicitors quickly, as the end of the conveyancing process?

    We decided to use Gordon O'Briens after seeing someone say they were ok and they've been terrible so far!! :(

    They were quick to get the initial documents out to me (list of charges, my fixtures and fittings list, etc..) but I have been on the phone to them constantly chasing them up to send me the fixtures and fittings list for the house we're buying, and anything else that needs completing!

    I've also been lied to ("It'll be in the post tonight, etc...") and I'm pulling my hair out as we wanted to get this all sorted as quick as possible and they are holding everything up!! I phoned to ask why I hadn't received some documents the other day and the poor girl told me she was in on her own and she sounded like she was about to cry!!

    Can anyone suggest how I can get things moving faster other than constantly phoning them and nagging them? Our mortgage is all in place and ready to go and I've been told my buyer's is too. What are we waiting for to get everything done?

    The person acting for you is highly likely to be unqualified with minimal training from the company itself.

    They make their fee look cheap but then charge excessive disbursements !!!!!!!!!

    Watch out for contributions to Solicitors Indemnity, fees for dealing with the SDLT1 (Stamp Duty Land Tax Return), extra fees added on where you have a mortgage, an increased premium where the property is leasehold or a new build and the list goes on !

    YOU MUST ADD ALL THESE TOGETHER TO GET WHAT FEES THEY ARE ACTUALLY CHARGING YOU ***** THEY CALL ALL THESE EXTRA FEES DISBURSEMENTS BUT THEY ARE NOT ! THEY ARE PROFIT COSTS WHICH YOU ARE BEING CHARGED VAT ON BY THE COMPANY !

    With respect to your recent post you are right in saying all you can do is chase.

    The problem quite often is that as soon as your mortgage offer is in your Estate Agents pretty much tell you you are ready, when you are not. All of your searches must be received and all the legal title must have been inspected, with any necessary enquiries appropriately responded to (the same of course will apply to all parties in the chain ).

    Try not to go on what the Estate Agents and your vendors tell you with respect to being ready! Your best bet is to get hold of your solicitor and without chasing them straight away simply ask them exactly what position your files are in and what you are waiting for before being in a position to proceed.

    I found Joslin Rhodes to be very reasonably priced, and also super helpful. I had no hassle at all with them handling my conveyancing.

    https://www.conveyancing-warehouse.com have been very good for me, contactable easily by phone and email. nearly at completion stage and they have been very efficient. agree with the posts about the disbursements though, it has bumped up what the original quote gave us by about £100 or so but I had figured it would be that way. I've read some posts saying their service has tailed off lately due to increased business from reccommendations off this site but they have remained great for us.

    I have a friend who works for a solicitors firm and he was able to get me a "reduced" rate based on a £118,000 leashold flat in Cardiff.

    Our fees: £235.00 (£200 Plus VAT)

    2. Local Authority Search £85.00 (estimate)

    3. Environmental Search £34.99 (estimate)

    4. Drainage and Water Search £43.48 (estimate)

    5. Search provider fees £58.75 £50.00 plus VAT

    6. Land Registry Registration Fee £150.00

    7. Bankruptcy Search £2.00 per person

    8. Land Registry Search Fee £4.00

    9. Stamp Duty £0.00

    10. Stamp Duty Form £94.00 (£80.00 Plus VAT)

    11. Telegraphic Transfer £41.13 (35.00 Plus VAT)



    Total: £748.35

    As you can see, the fee initially quoted is pretty good, but the costs are soon bumped up through various dibursements and what not. Make sure that all quotes given are VAT inclusive, include ALL costs (get the final quote in writing stating this) and also include Leasehold properties, as they usually cost around £150 - £200 extra.

    I've decided not to go with this company as they don't do a no purchase no fee service and are not based in Cardiff, two things, which i beleive are important when dealing with solicitors.

    I will hopefully be completing with them on Monday.. all I can say is AMAZING.

    Will be using them for other legal buisiness as well.
