self cert,need more than 75% ltv
1st time house movers def need a self cert,existing lender(b+w)seem to be only offering 75%ers, 85%ltv is our min,90%would be better,are these ltv still available although we realize they come with higher rates help me obi wan.. your my only hope....

Interest free?
Ive just seperated from my wife and am going to struggle to pay the mortgage as it stands. Is changing the mortgage to "interest only" for a couple of years an option to lower the repayments? Please help! :(

Can you negotiate to remove the HLC?
We're looking at a mortgage for £140,000 with a £8,000 deposit. Some lenders with better fixed interest rates are charging a HLC, - can this be removed or even negotiated? Is it better to speak to the lender direct or through the advisor? What is the best fixed rate without a HLC? We're FTB's by the way. Thanks in advance.
