credit rating in new property
I have recently bought a new flat- it was a repossesion. Will this affect my credit rating if previous tenants had bad credit? (which seems likely!!) If so what can i do about it to prevent it from affecting me? Thanks!

I was lucky enough to have a good solicitor who agreed to fax the contracts through to save paying to have a new set sent out but I…

Damp Surveyor - need advice on damp patch in house we have offer on
We've put an offer on a house, which has a damp stain about 12in x 12 in on the inside of an external wall about 2ft from the window and 5ft from the ground. The stain isn't mouldy, salty, or moist. It's just a darkened patch in the paint. What's the best way to get this checked out? The mortgage survey mentions 'localised…

Tenant left without paying the rent & trashed the flat
Hi, I need some advice... My tenants skipped out without paying 2 weeks rent and they trashed the place and broke some of the furniture. They did not pay their rent for 6 weeks and I tried several times to get the rent and started eviction proceedings. They said that I must use the 4 weeks deposit to cover the missing rent…

Recommend a good surveyor in Greenwich / Blackheath?
Simple one really - we need a full survey on a small Victorian house in Greenwich (SE London) and would like to use a good surveyor with local knowledge. Obviously we can look them up on RICS site, but it would be great if anyone could recommend someone good in the area. Thanks

Advice on mortgage Offer Please
Hello, My partner and i are currently going through the purchase of a Victorian Property. However has also valued the price range of the property…

End of Tenancy Agreement- Query
Hi, I'm now into the last month of my tenancy agreement. The landlord hasn't been in contact, which surprises me now that I realise how close we are to the end of the contract. Is there any legal provision for the tenancy to continue? I can't see anything in the original contract, but I also know that they're not…

Surveys
Do most people generally get an independent Surveyor to do a buildings survey in addition to the mortgage valuation survey or do people pay for the buildings survey through the mortgage company? I was just wondering if there is often a big discrepancy in price when going through the mortgage company. Also what benefits can…

What is a HIP for?
I know this is going to be a silly question but, we have agreed to sell our house to a work colleague. Our house was never marketed - basically the colleague mentioned he was looking in our area, my husband said, shame we are looking to sell early next year (the house needed some little bits tidying up before we would put…

Survey - before or after offer?
Have just seen gorgeous-ish house - don't love it yet, but have fallen in love with what it could be - family house for us etc. etc. However - roof looks a bit dodgy to me, therefore I want to survey it prior to offering, as the price we offer will depend on how much work needs doing. Do you think seller would mind this or…

on rightmove, holiday homes are cheap - what does it mean?
If you buy a detached bungalow 'for holiday use', what exactly does this mean? How will anyone know what you're using it for? What exactly are the restrictions on these things and how do they police it? Are these bungalows always located in holiday parks? Do they make a note of every time you arrive and leave, or monitor…

Advice? Save to buy house or pay down debt?
My partner and I are in our late 30s, and we are trying to decide whether or not to save for a deposit to buy our first home or pay down a low interest debt. I'd be grateful for your insight. Some facts: -We have no savings -We have £27,500 in low interest school loans (4%), the payment plan for which requires us to pay…

The house of horrors
Hi there. I recently bought a 3 bedroom flat in a large Victorian house. The flat is on the third floor with an addition of an top floor flat in the 80s. My builder whom I trust came around for a quote on laying a new floor and pointed out that the building appears to be subsiding. The floor (floating floor) is very wobbly…

Council Tax reduction
Hello, We are moving to a new house but are in the processing of doing up our old house to sell. Now, obviously we will have to pay two lots of council tax and I thought you got a reduction for the property for being empty. My husband reckons you only get 10% off if the empty house is still furnished and nothing off if the…

999 year lease - why?
Purely out of interest.I`ve noticed that some flats have a 999 year lease. So,if I bought one I assume that I could pass it on to my kids and so could they etc.But what would happen in,say,500 years when the building was knocked down for regeneration of the area? What is the point of a 999 year lease anyway?. I only got to…

We have appointed a solicitor, we just have to go and prove our identity to them tomorrow. What are our chances that the sale will complete before December 31st? We are purchasing a property under 175K so want to…
