Selling our house
Whats the rules regarding appliances? We have all built in kitchen appliances, and they work fine, but if they break soon after exchange/completion then are we liable? The same goes for other items like the boiler I guess? Thanks all!

Notice served before i bougt house. Am i liable?
Hi Everyone I'm new to the site and just looking for a bit of info. I bought a house in September 2008 and everything was fine until today. I got a letter from the local council saying that a notice was served on the property in September 2007 and the invoice remains unpaid. And if i don't pay it a charge will be made on…

Hi - we're trying to sell our Mother's flat. It's leasehold and I've just dug out the orignal Lease. Our solictors have asked for this oiriginal document. All I want know is how important is this document? Does the Land Registry have a copy? Thy solictor is not local so I'm slightly worried about sending this by post...…

Would this concern you?
Hello, I am looking at a house that has a electricity substation two properties away at the end of a 90ft garden. I had an EDF engineer out to take some readings in the house I am going to buy and at the closest point to the substation (end of the garden) they are mostly below average. About a third. Having a look at a…

Contract...
Hello  I have been lurking for a while and soaking up all the useful knowledge! My boyfriend and I are in the final (hopefully) stages of buying our first house! We recieved the contract through from our solicitors at about ten to five today so I didn't get a chance to ask some questions before they all left! So I…

Estate Agents - when sale agreed what paperwork is sent out?
I am a bit rusty on this but when a sale had been agreed what is the normal paperwork sent out, by who, to who? One bit I want to know is will I be given the buyers details like the address and phone number and anything else? What if the buyers want to call me or if I want to call them. Am I allowed or must it all go…

buying a house for £124,999?
I've seen a house I like and it's £150,000 and needs work and I'm buying for cash so am hoping for a discount. Stamp duty applies from £125,000? so if I offer and get accepted at £124,999 will there be any problems? I'm not looking to avoid stamp duty by then buying their carpets and curtains in a 'seperate' deal for…

New investor - £35-£40k advice please!
I’m an almost graduated Building Surveyor with lots of industry experience (including a placement year where I did the first year of my RICS APC). I’ve got a good knowledge of property, I’m good at building and diy, and am frugal and careful with my money. I’ve saved my student loans and grants, sold my car, worked etc.…

Boiler not fixed in 1 week
We have not had our boiler running for an entire week. To be fair, the landlord has done all they can to sort out the problem but the engineers have been slow from the insurance company. However, we pay decent rent for this place and it's not on not having any hot water or heating. They brought round electric heaters which…

Do we need to change name on deeds to house
Hello, can anyone help please? My father in law has recently passed away, he left a will, leaving everything to his wife. We have not applied for probate as all savings were in joint names and totalled less than £5k. They shared a house, there is no mortgage on the property and it is their only property. The current value…

Solicitor Bankruptcy Search
Our mortgage has been approved and the solicitors are now carrying out the searches prior to contract exchange in the next week or so. We have now been told that we need to pay £4 for a Bankruptcy search, we are now very concern that this will cause a problem as myself and my husband entered into a voluntary Bankruptcy in…

How much do you have to love it?
As someone actively looking to buy a house I'm constantly told 'you'll just know when you've found the right place' and 'you'll fall in love with somewhere' but how much in love with a place do you have to be?! I'm a FTB and although I'm not quite scraping the bottom of barrel when it comes to buying my first house, I'm…

What house price crash?
So we went to view a property today that was sold to the current owner in August 2009 for £152000. Asking price, approx' 6-7 months on? £175000! Prices have increased 2% (apparently) in this time in my area. We liked the house, and put an offer in for £158000. Predictably, it was rejected. I said to the estate agent that…

can freeholders ban pets?
Know this has been raised before, but can a freeholder just ban a flat owner from keeping pets? I thought they had to be reasonable. If you can look after your pet so that it does not bother anyone else, foul common areas etc is it reasonable to refuse permission? Pay a fortune for a flat only to be told you can't ever…

Are removal companies worth it?
We are due to be moving the first week in April and because neither of us currently have transport and we have quite a lot of stuff, we are thinking of using a removal company. However, I'm aware that removal companies need to assess what they are moving in order to give a quote, which doesn't really help us work out…

How do you intend to pay off your interest only mortgage?
Out of interest, other than BTL, has anyone out there bought a house in recent years on an interest only mortgage but with no means of paying off the capital sum? How do you intend to pay it off eventually?

What do I offer for this house? (Scotland)
Things have really accelerated recently and we want to put an offer in for a house. It is on the Scottish market for offers over £127'500. We have nobody who can give us advice as to what an opening offer should be in the current climate. The home report values the house at £135K so I wouldn't pay over that I don't think.…

First Time Buyers Government Initiative - Help
I am looking to buy on the First Time Buyers Initiative through Moat in Sussex in 2011. 50% mortgage, 50% government support. Wondered if anyone would have tips on how to go about this. Is it difficult to get onto the scheme? How often do these developments come up? Is there a huge waiting list? What is the average length…
