Hello,
I am looking at a house that has a electricity substation two properties away at the end of a 90ft garden.
I had an EDF engineer out to take some readings in the house I am going to buy and at the closest point to the substation (end of the garden) they are mostly below average. About a third.
Having a look at a survey though shows the high voltage cables running down the side of the house two doors away. They then go across the street.
The only cables on the property I am looking at are low voltage ones.

Wouldn't concern me too much in terms of living there, but others might be put off when you come to sell. The bottom line is I'd need to be getting a good deal bearing in mind the possible extra hassle when selling.0

What readings has he took? And what average is the reference?
It's a put off for lots of people. Especially if it's an area that encourages youths to hang out there. Our local one occaisionally has graffitti sprayed on the walls.0 -

the average in a UK home is between 0.01 (zero point zero one) and 0.2 (zero point two) microteslas.
He took several readings around the house. They ranged from 0.01 to 0.04.
The closest point to the substation (which is two doors away) was 0.01 at the rear corner of the 90ft back garden.
Am I being to paranoid here???? Or it is just one of those things that no matter what the readings are, it will always put someone off?!0 -
FH1 it obviously bothers you so IMO don't buy it.
To be so worried that you have had readings taken and are seeking a public opinion suggests that you will always be conscious of the sub-station.
Life is too short to buy a house and worry if its effecting your health, your family & friends health.0 -

I know what you mean... I am guessing that if I feel this way, someone else can too (if I come round to selling it.)...0 -
