90 LTV with 13 year old BR.
Ok, for perspective; I have 13 year old BR. It was because my ex husband was violent and I was removed by the police for my own protection. Long story short, my ex ran up loads of debts in my name and I went BR. I was discharged early because it was no fault of mine (before it was a compulsory 12 months). My 2nd husband…

Porting a mortgage to a cheaper property
Hi guys I have about £90k left on my mortgage and the house is worth roughly £350k. If I were to sell that would net me £260k minus legal fees etc. I am currently in a fixed term mortgage. If I were to sell up and buy a house for £200k for example, can I still port that mortgage? The house is obviously worth more than the…

Anyone any experience with Scottish Widows Offset?
They seem to have very competitive rates at 75% which are very comparable with repayment mortgages as opposed to a rate which is double! Are they a good lender? Easy access to overpayments and offset balance? Switch rates reasonable?

Can I buy a house on my own?
2 years ago, my husband and I seperated. He was not in the financial position to buy me out, so our agreement was that he can continue to live in our home, my name is still on mortgage, and I would rent. We have about 60k equity in the house. I would like to buy a house by myself now. Is this achievable? Would it be…

10 year mortgage mistake!
We were going through a really horrible time in January last year and remortgaging was one step too far. I locked in to a 10 year mortgage because I couldn't bear the thought of going through it all again. Now I read that that over the course of 10 years we could be paying £30,000 or more above that of other mortgages. I…

Self made outbuilding affect valuation
How likely would a small self made outbuilding, falling within permitted development and not needing building regs. affect future house valuations? I am currently on help to buy and don’t want to unnecessarily increase my house valuation pending remortgaging in 3 years.

Overpaying on a borrow back mortgage
I have estimated that I have 2 years savings to live off until my state retirement pension kicks in. I have a borrow back mortgage with the Nationwide. I can overpay (say 18 months of my 2 years savings) and have it back upon request. Can I have your thoughts please? I'm terrified that they will change the rules and I…

Is it best to use a local broker?
My wife and I are first time buyers trying to decide on a mortgage broker. In my head I would think it's best to use a local broker, as I guess they would know the local market and could give us advice on certain things particular to the area, whereas someone not familiar with the area wouldn't be able to. Or do brokers…

Holiday Let Mortgage On Previously Flooded House
Hello, and thanks for any help. I am assuming that it would be impossible to find a lender who would lend on a property without flood insurance? This is a property I am selling. When we bought 5 years ago, with a holiday let mortgage, we couldn't get flood insurance so have never had it. The lender didn't ask, and it…
