Can I buy a house on my own?

2 years ago, my husband and I seperated. He was not in the financial position to buy me out, so our agreement was that he can continue to live in our home, my name is still on mortgage, and I would rent.
We have about 60k equity in the house.
I would like to buy a house by myself now. Is this achievable? Would it be classed as a 'second' home? I'd like to avoid having to ask the ex to sell if possible. We are quite happy with the arrangement and if I can't buy, I will just continue to rent until he does decide to either move or our children leave home.
I earn £60,000 a year, little bit of debt (6k) and have a good credit rating. My rent is currently 2x as much as my mortgage was!

Hmmm. To be honest, just from reading your initial message. I would sell and split. I find it baffling that the higher earner ‘has’ to move out and pay higher rent and also the one who would struggle getting a deposit and pay double rent. Other half can rent and sort themselves out rather than you who will get a deposit and a mortgage easily after sale.0

@leighannblyth Based on the limited info in your post, it would indeed be classed as a "second home" for affordability purposes. Not necessarily a deal breaker as such but might max out your borrowing at a lower figure than you'd normally expect with a 60k income.leighannblyth said:2 years ago, my husband and I seperated.
