Delayed completion - mortgage offer expires
Buying from someone downsizing to a new build - the developer wants them to exchange in the next few weeks for a completion date of mid Nov. We agreed to let them stay until completion - we would have lost out to higher bids otherwise. Which means we need to exchange with the vendor in the next few weeks and have a long…

Home building & contents insurance
Hey, My MA found me a quote for building and contents but I have found a cheaper quote that includes more and includes unlimited building cover but not sure which one to go with, like is there anything I should look out for? Is it better to have unlimited building cover than up to a certain amount? Thank you

Is a chancel repair liability search necessary?
We are cash buyers, I know its therefore not necessary to carry out any searches however the chancel liability search is the one I believe to be the least necessary. Can anyone advise if its worth doing?

Ready, Willing and Able Buyer
Hopefully somebody can clarify this in more detail. A ready, willing and able buyer on an estate agent’s contract is something I’ve seen a lot of recently, so what does this really mean? I’ve read some posts on this forum and other places on the internet and the whole term seems to be quite vague at times and hoping…

Survey sharing
Hi, so I recently put an offer in on a house had a building survey done which highlighted some issues. Was trying to get trades people in to give quotes. Long story short I was woken from a nap by a phone call asking if they could share the report from the vendor, stupidly I said yes as I was still half asleep. I rang back…

I then had an offer accepted on my purchase property a few weeks later in mid May. Everything was ticking along, all be it slowly as obviously conveyancy is incredibly busy…

Do lenders check again once application is through underwriters and mortgage offer given
Hello! My partner and I are in the process of buying our first home and are getting a mortgage with NatWest. We are now at a point where the application has gone through underwriters and an offer letter given, solicitors are running checks and we are waiting for the vendors to complete the chain their end (they're looking…

Selling without buying
I read a lot of investment and entrepreneurial books and regularly come across the idea of obtaining a contract to sell someone’s house for say £100k and then selling for say £105k and keeping the £5k. Is this allowed in the UK and where would you start?

AirBnB Hosts - What has your experience been?
Hello, I am going to view a house this week which is within budget but larger than I need. It has a detached double garage. Wild idea, but (should I eventually get the house), I am considering converting and living in the garage itself, while renting out the main property (semi-detached, 2 bedrooms). The area is a village…

Documents post exchange/completion
Hi all, I wonder if anyone could shed some light on my predicament. We bought our first property a couple of months back using a solicitor that was less than meticulous to say the least....we finally managed to complete after 8 months in February. With the delay in land registry we gout our online title pdf in may. And…

Removals withholding deposit, they booked the wrong size van!
My partner called a removal company a few days ago and asked for removals for a 3 bedroom house. When he received the booking confirmation, it stated 1 Luton van. When I called and said we cannot do multiple trips as we're mid chain (which I thought would be common knowledge), and our belongings will not all fit in 1 van…

Deprivation of assets
Hi, looking for some wise advice! My mum owns her house and has no other assets (she is 70). We would like to help her unlock the equity so she can 'live' more comfortably in the coming years. Is there any issue with... a) Her selling the house for £200k. b) Her gifting us £50k towards a house purchase leaving her £150k to…

Legal Ombusdman - take a settlement?
As the title suggests, I have recently gone through the house buying process and had some issues with my conveyancer which led to me to submit a complaint to the ombudsman. My conveyancer has recently contacted me and offered a sum of cash a little more than their poor handling originally cost me to resolve the complaint.…

Buying my building freehold

The freeholder has never charged service charge although it is in the lease. the roof is leaking and my 2 neighbours don’t want to contribute, upstairs is rented and the LL wants to do minimum. We should also have proper buildings insurance. I wrote and asked the…

Does a Down Valuation matter?
We're moving and have been offered a mortgage within 2 days (we need less than 30%). However the valuation on the offer is £100k less than the asking price (I thought it was a typo!). Apparently it was an AVR - automated and completed online. We're happy with the price we've offered and it is comparable with others on in…

The property I am interested in was taken off the market. What is to be my next step?
I've had my eye on a property that has been on and off the market since February 2019, marketed by different real estate agents. There is a (unilateral) charging order on the property which is of no concern to me since a plan on paying cash. Word on the street is the owner fled to Russia (or at least wants us to think he…
