Hi all,
I wonder if anyone could shed some light on my predicament. We bought our first property a couple of months back using a solicitor that was less than meticulous to say the least....we finally managed to complete after 8 months in February. With the delay in land registry we gout our online title pdf in may. And that was the only documents apart for indemnity insurances we received after exchange and completion. My question is should we not receive the original copy of the contract signed by both parties? We also signed a declaration of trust as tenants in common as we owned unequal shares, where should that go?We tried to ask the questions with the solicitor but their post completion team is being really evasive. What documents.do you normally receive after house purchase?

You won't receive a copy of the contract - that's a document that both parties sign and are forwarded to the other solicitor on exchange (there are two identical contracts - one that the seller signs, one that the purchaser signs and then the solicitors send each other their copy (i.e. exchange of contracts). You won't need this document when you come to sell in the future.
You should keep the original copy of the Declaration of Trust somewhere safe. You may need this in the future as it details what you/your other half agreed. The title won't show the percentage, only that it is held as Tenants in Common.
You should have received original certificates and warranties. If the seller only supplied copies to the solicitor, then there is nothing the solicitor can send you.0 -
We completed on our purchase on 4th February & have received nothing at all from our solicitor, who was one of the good ones, judging by posts on here.
I'm going to wait until after 30th June before asking if she has any original documents for us. I do remember receiving about 2 kilos of paperwork after our last purchase in 2000, but that was before electronic docs & correspondence became the norm.0 -
Do I need to register anywhere to show i am owner of property after purchase ? Or is it title document to show ownership?0

Your solicitor registers it. You'll then receive (this can take months) an updated copy of the title showing the new registered owner(s)
Far too many people think their "deeds" will contain documents written in old English, spanning hundreds of years, when in reality all you're getting is one document and any original certificates that the vendor has passed on.1 -

We completed our purchase in August last year and only received our documents through last weekend. We were told upfront that it would take months to register the title and that we would have to wait it out. The documents we received were a copy of the title deed and a copy of the signed contract because there is a deed of covenant in there relating to a community land trust which we might need refer to later on. All of the certificates were left in the property by the developer as it was a new build but I’m guessing that the solicitor would pass on anything like that for a pre-loved home as well.1

We also left framed aerial photos of our home, taken in 1973 and 2018. Spookily, the 2018 one fell off the wall in the middle of the night 6th January, 2 days before we completed on the sale. If I was superstitious, I'd be convinced it was our much loved home of the last 20 years, saying goodbye in its own inimitable way0 -
I completed in mid March, and have only just received my Title/guarantees etc from my solicitor. He had applied for the Title to be registered in my name in March.£216 saved 24 October 20140
