house down valued - confused
Hi all, I'm new here, nice to meet everyone :) So me and my partner are buying our first home. We had an offer accepted at 202K, asking price was 200K so we offered 2K over asking as the property was quite popular - they had something like 20 viewings a day booked. It's a 1930s mid-terrace in a great location, and in good…

Deed of Covenant- Leasehold flat purchase
My solicitor acting on behalf of my purchase has been querying a deed of covenant with the vendor. However the other side keep saying given it’s a ‘share of freehold’ purchase of a flat it’s not required. I’m not sure what this is but can someone advise on what this actually is and if it’s required?

Hello, A house which I love in the area I want to live in was put on the market for 300k (3 bed semi). Long story short, the house is now off the market as it turned out to be non standard construction and iss in the process of being repaired before being relisted as its pretty much unmortgageable as is. Since then, we…

Taking in lodger - leasehold
Hi all, I am thinking of getting in a lodger (I have a spare bedroom, I would still live in the property and we would share the kitchen/living room and bathroom). My property is leasehold and I’ve had a look at the lease, but I am not sure if I am allowed to do so: The property is in England. What are your thoughts?

Advice buying in Scotland
Hi! We've decided to move back up Scotland. We're first time buyers and we've got a mortgage in principle for about £400k. We have a 10% deposit on this as well, so up to £440k. Now, I really want to move to Glasgow, my absolute dream is Bearsden, but I don't fancy getting outbid all the time. We're just looking for an…

Building regs question
We're in the process of selling our house and one of the solicitor's enquiries from our buyer has asked for a copy of Building Regs for a lounge/diner knock through we had done. We had it knocked through ten years ago. It was a load bearing wall and the builder put an RSJ in. Unfortunetly we didn't get Building Regs for…

Offer accepted on a house. How does adopting land from the council work?
Hi everyone, We've just had an offer accepted on a house and we hope to do a small (1.5m x 3m) extension on it which would be out the front (but technically the extension would be to the rear as it's one of those houses where the garden is technically the front of the house, i hope that makes sense). So all the houses…

BTL Rental Income - Make use of partners tax allowance in Scotland
Hi Everyone, Me and my wife currently own a BTL property in Scotland, I'm a higher rate tax payer and my wife does not work (so she has her full tax allowance available). At the moment, we pay income tax on the rental profit on a 50/50 split basis (as per the HMRC rules I believe), So I pay 41% tax on my half of the rental…

Jury service - called up at old address in another city
Apologies if this is in the wrong section, but I couldn't work out where it should be and was hoping someone would have advice/similar experience. I've been called up for jury service at my parent's address; I haven't lived there in nearly 3 years, am not registered to vote there, and am on the electoral roll at my current…

Sufficient funds but failing mortgage rules
My daughter and her partner split up just over a year ago
and since then she has been making the joint mortgage repayments on her own. Their joint fixed rate mortgage has now come to an end and she finds
she’s unable to move her mortgage to a more favourable rate because of her single
salary, even though it's more than…

How Soon Is Too Soon
Helloo, I'm a first time buyer looking to purchase this year, but, my LISA can't be accessed until November. Maybe a silly question but how soon is too soon to start looking at houses? I know the process can take some time and I'd like to avoid some of the delay if I can and get a head start but then obviously can't use my…

Buying house from our landlord
Hi, I’m new to the forum and need a bit of advice. We’re currently negotiating buying the house we’re renting from our landlord. He’s come back with a price slightly below the lowest estate agent valuation which we feel is reasonable. However, we’ve now had a full building survey done (we’ve lived here a number of years…

I have a hypothetical CGT question on a property.
If someone
purchased a house as their main residence 120 months ago at a cost of £100k and
it is worth £200k, the gain is exempt as their main residence. However, if they
move out month 120 and sell it in month 144 (12 yrs from purchase) and the
house has reduced to £180k. Because the final 9 months is exempt, am I right…

Letting a property as Executor from estate

Right of First Refusal "legalese"
Hi all, thanks in advance. I am trying to make sense of the RoFR notice our building has recieved. If anyone could help me by dumbing down the following paragraphs, it would be super helpful (spelling errors will be mine!). There are still several unsold units in our property. I interpret this to mean that the developer…
