Building regs question

We're in the process of selling our house and one of the solicitor's enquiries from our buyer has asked for a copy of Building Regs for a lounge/diner knock through we had done.
We had it knocked through ten years ago. It was a load bearing wall and the builder put an RSJ in. Unfortunetly we didn't get Building Regs for it. It sounds naive but we didn't think we had to get it for an internal wall and the builder didn't advise. So does anyone know what we can do about this? Can we get it retrospectively? All we have is a detailed invoice for the work done.

Cheapest/quickest answer is to offer an indemnity policy (and in case that ends up being accepted as the solution, it's important you don't chat to the council about it first!). Discuss with your solicitor.1

You could get it done retrospectively, but it would require the plasterboard to be removed so that the inspector can check the RSJ is properly sized and installed. It may also require changes to bring it up to current BR standard.
Or...
You could just say to them that "very sorry, we don't have one". Then it's for them to decide how big an issue it is for them. There's no issue with the local authority chasing them for lack of paperwork, after this long.1 -
Thanks thats really helpful!0
